Superb
Liked: A friendly welcoming host who offered a different cooked breakfast option each day all of which were healthy and nutritious. We had access to a shared kitchen with tea and coffee provided and a relaxed seating area and garden. Within easy walking distance to Pacific Spirit Park and lots of information provided about local attractions and transport links. The quiet hours suited us.

Good location, nice yard, and...
Liked: Host is friendly and accommodated our dietary requests. The neighbourhood is lovely. The backyard space was nice, although we didn't use it. It would have been nice to have the breakfasts outside.
Disliked: When we arrived, the bathroom sink was dirty and had hair in it. The unit is in the basement, which I don't recall seeing listed on the Booking.com site. The basement smelled musty and damp. We were able to open a window in our unit but it took a whole day for that smell to disappear. There is black mould on the bathroom tiles. The room was cramped and the bed was average. It would have been nice to be offered to eat breakfast outside in the fresh open air rather than the musty basement kitchen. Compared to what we payed for a beautiful room in Tofino, this room is overpriced, but hey, that's Vancouver for you!

Not a great experience. Would...
Liked: The hot breakfast was pretty good. The bed was comfortable. The bathroom was spacious
Disliked: The location is in a residential section with nothing much in walking distance, the bus stop is several blocks away, you really need a car. The room is small and crowded, it was not clean to our standards, we asked the owner to clean it again and she did. We stayed in a second floor room and we had to walk through the private residence where the owner often was sitting, and her bedroom was next to ours, lack of privacy. It was awkward and unlike our other experiences at B & B's or Airbnb's. The front steps are treacherous and my spouse, a builder, said they would not comply with most building codes. At breakfast you have to sit on these hard cold ceramic stools, quite uncomfortable. Other guests we talked to felt the same.

Liked: Quiet location just a couple of blocks from shops, cafes and restaurants on Dunbar. Comfortable bed and nice linen/duvet/towels. Host is very friendly and cheerful.
Disliked: The room is in the basement (which has a window), but the walls in the bedroom and bathroom are painted in quite dark colours - the room and ensuite would feel much brighter if painted in lighter colours.
