With a fully equipped kitchen in every suite, a gym, and a relaxing indoor saline pool, it’s a solid mix of convenience and comfort.

Why Concert-goers love it

This hotel is just a short stroll from several downtown Portsmouth concert venues, so you can leave the car behind and enjoy the night worry-free. Thanks to its central location, you’ll find it easy to grab a late-night bite or drinks after the show. Soundproofed rooms and a vibe more relaxed than rowdy make it ideal for winding down after a high-energy night. Flexible 4:00 PM check-in and 11:00 AM check-out gives you a bit of wiggle room if you’re arriving early or sleeping in post-concert.

Who this Hotel is great for

  • Solo travelers seeing a favorite artist and wanting comfort with safety
  • Couples turning a concert into a romantic weekend getaway
  • Fans who want a quiet place to recover after the encore
  • Budget-conscious music lovers who appreciate included amenities like Wi-Fi and in-room kitchens

Food and Drink Options

While there’s no on-site restaurant, every suite comes with a fully equipped kitchen—perfect for late-night snacks or next-day brunch. The hotel offers a complimentary buffet breakfast, ideal for refueling after a late night. You’re also just minutes from downtown Portsmouth’s many restaurants, pubs, and cafés, many of which stay open late on show nights.

Nightlife Options

The downtown location puts you within walking distance of Portsmouth’s best bars, lounges, and live music spots. Whether you're looking for a craft cocktail bar, a low-key pub, or a place to catch a local band before or after the main event, it's all close by. While the hotel itself doesn’t host live entertainment, its proximity to the action makes it a great launchpad.

What People Say

Guests love the clean, spacious suites, helpful staff, and the unbeatable location near the waterfront and venues. Many mention how quiet the rooms are despite being downtown. Travelers also appreciate the indoor pool and fitness center for a post-show unwind or morning refresh.

Areas for Improvement

Parking isn’t included and can be a bit pricey, which is worth factoring in if you’re driving in. Also, while the kitchenette is handy, there’s no on-site restaurant or bar—so you’ll need to head out for meals and drinks.

The Bottom Line

For concert-goers who want space, comfort, and a prime downtown Portsmouth location just steps from the action, the Residence Inn by Marriott Portsmouth Downtown/Waterfront hits all the right notes.

Avoid that place

Liked: The location is a plus, Equipment is a plus
Disliked: Our stay was a disaster: 1. the hotel is being heavily refurbished and they announced with an email at the very last minute, while I could read in the lobby that the heavy work has started in March 2. Our room on the 5th floor was close to the restaurant air extraction shaft: a permanent rumbling goes on in the room night and day. It sounds like traveling in the belly of a boat.I went downstairs to complain to the lobby: first they were aware of the problem and acknowledged the issue, second they told me the hotel was fully booked and there was no alternative.I have notified the desk in the morning during the check out and it was the same two points: aware, sorry, no alternativeIt is one of the worst places I have ever stayed in and it was an embarrassment to drag my family in such a dodgy enterprise. A hotel with a certain level should know when *not* to book a room. Here they make a small profit but ruin their reputation. That's a disgrace

Passable

Disliked: The bathroom smelled like urine and the tub was dirty, had soap stains all in it. The carpet in the living room was torn and very worn.

Comfortable other than the midnight...

Liked: There was a person knocking on our door in the middle of the night and wouldn’t stop. She tried opening the door handle several times which was very unnerving. After two calls to the front desk, they figured out they had double booked our room and claimed it was a mix up with names.

Good stay!

Liked: Location. Friendly staff. Good breakfast.
Disliked: The pullout bed was absolutely HORRIBLE. There was no WAY anyone could sleep on it. The only reason we reserved the suite was so we could have 2 beds.

Great value and options

Liked: I did enjoy the option to be able to have a sweet with a kitchenette.
Disliked: I did not care for that the table that was showcasing the photo was for a larger sitting than just the two people top table that was provided in the room. It felt deceiving. The breakfast options were in need of some flavoring.
