Clean; warm; friendly; quirky; ideally situated near to the venue and the town and not too far to walk to the sea front.

This hotel is open to the public and they are able to book for parties etc. On the night I stayed there was an 18th birthday party, a 21st birthday party and a hen night - rather noisy at times!
Liked: As it is under refurbishment the ground floor was looking very nice and clean.
Disliked: Had to run the cold water tap in the sink for a minute as it ran hot to start with, but it actually took 4-5 minutes to run cold. Breakfast was from 8am - 10am, but arrived at breakfast at 8.15am to find the full english was only slightly warm and not hot. Some carpets are rather worn.

Liked: The Room and location for me are great. The Breakfast is very good and for the price you cannot fault this hotel.
Disliked: As per most hotels showers are not always the best thing some rooms have decent showers others are not so good. On this occasion it was fine.

Enjoyable, when not in the...
Disliked: Very dated and grubby. The beds and towels were all very clean, but the furniture, carpets and the hotel overall needs a complete overhaul. There is no way it is a 3 star hotel.

Bearable for one night on...
Liked: Room was decent enough, no issues with it inside. Shower was nice and powerful. Breakfast was also surprisingly nice considering the dated state of the breakfast room.
Disliked: The hotel is dated, but that's what you get for this cheerful price. We didn't expect to see cockroaches in the downstairs bar area though. Several seen crawling into the skirting board and notified the lady on reception who came to see. Made us feel uneasy about having booked breakfast and definitely question the authenticity of the 5* food hygiene rating certificate which is hung next to the check in desk...We were awoken multiple times during the night by some unpleasant people outside in the car park, swearing and shouting at 2am.

Superb
Liked: The location is great, and the staff and the manager are very friendly and accommodating. It was a very quiet and relaxing place! Comfortable beds, lots of space in the room, fantastic water pressure in the shower. We had breakfast in the hotel. Lovely full English breakfast.
Disliked: If you are looking for a budget stay you won't find anything better. The building inside needs a little bit of cosmetic improvement, and it's very obvious that staff is working hard to make it happen.
