The location is great on the beach, staff are nice but the facilities very outdated and not a pleasant smell.
Liked: The staff were lovely! Very helpful and polite
Disliked: The room smelt very strongly of bleach to the point it burnt my eyes. The pillows were also hard and the bed not the comfiest.

Disliked: The pool was crowded with 15 people in the hot tub all drinking alcohol. I feel management could have been patrolling that more.

Greatest value in Pismo?
Liked: The value of this place is amazing. We got a view room and it was amazing. We have stayed at more expensive hotels in Pismo that definitely provide more amenities. The views at Edgewater and the access to both the beach and downtown Pismo is what makes this place exceptional.

Liked: Suite was great except needs blackout curtains. Lights shining in around shades all night. Coffee, cookies and muffins in lobby nice. Easy walk to beach.

Amazing stay and price very clean!
Liked: Location was amazing. Clean comfy and staff was very nice helpful and greeted with a smile. Very welcoming of my 3 Littles. Family friendly.
Disliked: No water pressure in shower, the hot tub was a warm tub jets didn't work and water was not hot. Occasional intense vibrations even though we were on the third floor it's as if there was a alot of washers running under us. That only happened twice and didn't last longer than 3 minutes so wasn't a problem.
