Pleasant Enough Property but Not...

Liked: The breakfast was well prepared. Blueberry Croissant Bread pudding was accompanied by garlic grits and two slices of bacon. There was orange juice and cranberry as well on the table. Breakfast is served at 9:30 am. The breakfast staff were friendly and timely to arrive as well as to depart. While definitely not over the top compared to other central Texas B&Bs we have stayed with, the breakfast was well within the range of acceptable. The serving area was well kept. The overall property was very clean and tidy as was the room. The pre-check-in experience could have been a bit more cordial, but it was not totally off-putting. It was just somewhat noticeable for a hospitality industry experience. This might just be explainable as the owner having a tough day. While not quite top shelf, the bedding was definitely comfortable and a quiet night's sleep was had. The guest room appears to have residential type keyed door lock and we were issued one key. For those who like to sleep in before breakfast, the vinyl pull-down shade on the window is probably not going to give you a dark out scenario. As an early riser, it did not impact me. There are no curtains on the windows.
Disliked: The room was not as described as shown in the pictures below. "This air-conditioned quadruple room is consisted of a flat-screen TV with cable channels, a private bathroom as well as a terrace with garden views. The unit has two beds." In reality, there was no TV at all in the room and if you look out one of the two windows, there does not appear to be a terrace involved and the view is of the woods.... The windows did have vinyl pull down shades, however. Not showing in the room picture is the rate of $205.85 / night $205.85 Total. Looking at the calendar for May and June, there is no rate of $247 shown with highest being $233. The actual rate charged was $247.02 which is $41.17 greater than $205.85. Over billing for something that is lesser than that described is not an acceptable business practice in my view. It simply detracts from the rest of the experience.

Comfortable, beautiful space and delicious...

Liked: The beds were comfortable and everything was clean and organized. Little touches were so nice like cookies in the afternoon, a coffee bar, games, toiletry items. The breakfasts were delicious and nicely served. We loved sitting on the porch in rocking chairs and visiting. We really hope to come back. Great set up for families and groups too. This trip it was just me and my mom.

Disliked: Outside lighting for better security. Also there needs to have a double lock on the back door . Curtains on the windows.

Total relaxation

Liked: The facility was very cozy and scrupulously clean! Snacks were plentiful and breakfast was delicious!
Disliked: The room was too light for us for the reason that we prefer to sleep in total darkness. Also, we like to watch TV prior to going to sleep.
