Basic, clean & tidy accommodation...

Liked: The breakfast (which you select the day before) was very good, though very carefully portioned (there is no buffet where you can pick and choose), and they were great about catering to dietary needs. The coffee was excellent. The room (rm 4) was neat and clean, simple and homey, (verging on being spartan though, what with just two skimpy pillows on the bed and no shampoo or box of tissues provided.) It was great to be able to make tea or coffee in the room after a long day of sight-seeing, and relax with a hot beverage in one of the two chairs located in front of a window overlooking the garden (though note that if you eat just one of two cookies in a packet, the packet will not be replaced/replenished the next day.) I especially appreciated the homey decor, the towel warmer in the bathroom, the shared mini-fridge located in a hallway/stair landing area, and that in general it seemed clean, tidy and well kept by its helpful, friendly owners. The room I had was also a good size, with good natural and other lighting, and did not feel cramped. It is reasonably good value for car travellers or those who don't mind walking into town to get dinner, etc.
Disliked: While the property itself is nice enough in its spartan way, it isn't really in Keswick, and if I had realized that I would not have booked it or stay there again (unless I had a car). This is not a criticism of the property, as the location is probably reflected in the lower price, but it is worth noting if you are not travelling by car, as it is a 20 minute walk to Keswick, and of course 20 minutes to walk back. There is a bus, but then you will be paying extra for that, and it has a limited schedule that does not run past about 9 pm. My room was cold when I arrived around 5:30 pm on a mid-April day, as the heat seems to not be turned on during the day and I think it is turned down or off at night too, so if you place items on it to dry overnight...well, they may not dry. Also, as far as I could tell, aside from the heated towel rack, there was no heating in the bathroom (which could matter during colder seasons), and the bathroom fan continues to run long after your shower is done, which might bother you if you are trying to get to sleep. Beware the sloped ceiling where the bed was located. I kept bumping my head on it, though did adapt eventually. There is no shampoo provided. Oddly, you have to ask for it. Luckily, I had brought my own. but it would be very inconvenient to realize you have no shampoo until you are actually in the shower! The bathroom could also use a couple of hooks or small shelf for a toiletries bag. I didn't use the TV, but if a TV is important to you, note that the screen is ridiculously small at maybe a 24" at most, and located up near the ceiling in a corner of the room. I also didn't see a luggage rack, though maybe it was in the small wardrobe that I did not use.

Fantastic. Ticked every box.

Liked: The hosts were lovely, friendly people. Room was spacious, clean and the breakfast was delicious. Everything was excellent.
Disliked: It was a decent walk from the town centre but I actually enjoyed that to blow the cobwebs off after a hearty feed and a few beers.

Liked: Staff were absolutely brilliant, so polite and friendly and just made you feel welcome. The breakfast was absolutely amazing too.

Liked: The owners were friendly, food was excellent and it is a lovely place to stay with picturesque views. The town centre is just a leisurely 15 minute walk away. We would definitely stay again!
