Disliked: Breakfast was very mediocre. Windows are seriously in need of painting.

Liked: Nice clean room with a good view of the lakes and close to the town Breakfast was not included but the £10 charge per person was good value
Disliked: Lift was a bit small with luggage as only for two people and could not always get a car park space when returning

Liked: Breakfast was good.
Disliked: Our bathroom had a bad smell (room 116). I think the drains need cleaning. I booked a room for my mother in law and was extremely embarrassed to put her in the smallest room I have ever seen and she had a walker. Room 115. She was very hot during the night. The whole place is very run down.

Great location and reasonable price

Liked: Perfect location for exploring Lake Windermere
Disliked: Very dated decor and noisy corridors, you can hear everything going on.
