Not as expected

Disliked: Pictures and reviews told a different story from what we encountered. Staff at reception was like a robot, drumming his story, not looking us in the eye once. First floor room was very basic and small, carpeted and old- bathroom old and not very clean, no airco- so all felt very stuffy on the hot day. We decided to not stay the night, even though we were initially assigned to a different room on request. It all felt very uninviting, even though the location and the garden in front is nice.

Sorry but wouldn't stay again.

Liked: Breakfast, although no labels to tell you what flavours the fruit drinks are. The approach and outside areas very nice. Near to Pett Level Rye and Winchelsea, the bar/ restaurant very nice.
Disliked: No instructions how to use the shower to get warm water and without flooding the bathroom. Drawers in bedroom poor state of repair.

Over priced for how average...

Liked: The place was clean enough
Disliked: You walk into a political statement on a sign blaming the government for them being short staffed.. apologising in advance for slow service! They are really rigid, we asked if we could check in 20 minutes early.. the room was already cleaned, because we had a wedding to get to. They said no. We asked if we could check later (they have a latest check in time of 10.30. We were told yes... at an additional cost of £20 an hour!Be careful, the part that we stayed in had a random floor level window on the 2nd floor.. it can be opened so be careful of little ones opening it and falling out!The beds were pretty lumpy. Most of the staff seem really nice.. it seems to be the owner / manager who controls a bad atmosphere.

Hotel was perfectly adequate, clean...

Liked: The property was clean. There was parking. The grounds were nicely presented with plants and seating. Breakfast was very well cooked.
Disliked: Having booked a table weeks prior to our stay at Spikes restaurant, and having that confirmed just 24 hours before our stay, on arrival we were informed that the restaurant was not open but there was an outside pizzeria instead. This was hugely disappointing, especially as we were there to celebrate our 41st wedding anniversary. Not pizza fans (and not fans of eating outside) we drove to Rye and ended up getting fish and chips which we ate in our room. Not the weekend we had planned. 😫
