Disappointing hotel overpriced

Liked: Near to Octagon. Easy to find and access through main road. Breakfast was fine.
Disliked: Very poor value for money. Obviously overpriced. Strange smell inside the room. Blunt and unfriendly attitude of the desk receptionist. Bed mattress was sunken in the middle. Probably one of expensive hotels in Dunedin but not worth the money.

Liked: The style of the hotel is lovely and the staff are very accomodating.

Liked: Beautiful building very nicely renovated and in a good location. The restaurant is nice and intimate.
Disliked: I think perhaps the breakfast menu could be improved. Was my understanding correct, that one had to pay extra for a barista to make espresso?? If so, that is not impressive.
