Why Concert-goers love it

Concert-goers appreciate the hotel's proximity to venues near Princes Street and the city centre, while still enjoying a peaceful night's sleep thanks to its residential setting. It’s just a short walk from Edinburgh Waverley Rail Station, making late-night transport easy. The 12:00 check-out is ideal for those who’ve danced the night away, and the 24-hour room service means you’re never too late for a bite.

Food and Drink Options

The on-site Terrace Brasserie serves up casual bistro fare using fresh local ingredients, and there’s a bar/lounge with a snack menu for lighter bites. Craving something after the encore? The hotel offers 24-hour room service. Breakfast is served late enough to suit those who hit snooze after a big night out.

Nightlife Options

While there’s no live music on-site, you’re just a stroll from some of Edinburgh’s best bars and clubs. The hotel bar is a relaxed spot for a nightcap featuring local spirits, and the surrounding area offers plenty of walkable nightlife, whether you’re into cocktails or cozy pubs.

What People Say

Guests rave about the hotel’s quiet location that’s still central, the comfortable and spacious rooms, and the friendly staff. Many mention how easy it is to get to and from gigs, especially with Waverley Station so close. The garden views and overall calm vibe are big pluses for those looking to unwind.

Areas for Improvement

Some reviewers note that rooms can feel a bit dated in certain areas, and others wished the on-site bar stayed open later. Still, these are minor trade-offs for the overall comfort and location.

Disappointing - 2.0 out of 5

Disappointing

Liked: Good location
Disliked: Unfortunately the first room I was allocated had not been serviced. Bins not emptied. Bathroom not cleaned. Was then moved to another room which was very small and no view other than a roof top . There was about a foot from end of bed to the wall. Whilst staff quickly resolved it no offer of any compensation- free breakfast might have been nice and cost very little.

Very good

Liked: Location perfect. Basement room quiet and clean. Staff helpful providing lots of ice.
Disliked: The hot breakfast was tasty however it was all cold, on both mornings. The hot plates just were not enough to keep any temperature in the food.

Polite staff caring manager but...

Liked: Location is lovely. It’s quiet of a walk from the train station but once you get there location is nice. Sheets are clean crispy white but pillows are old and tough. Food is not good but service and costumer service is lovely. Basically Scottish people are super polite and caring and love to resolve any issues to show you a great hospitality. So staff was amazing. But I want the hotel owners to know that their hotel is not worth the expensive price at all. We reserved a room with two single beds since it was me and my college student age daughter. They offered us a very small like a tiny room (we could hardly move around), with one bed only. The room had no extra space for the second bed. They apologized and said that is all they have left. The air conditioning was not working in that room, window could not be open. It’s awful I got a huge migraine headache with those old hard pillows, for not being able to get any air in the room. It was very difficult not being able to fit in that small bed w my daughter. But the irony was they still charged me full amount of $330 US dollars. They said I booked through booking.com and therefore I had to speak to the booking.com to receive any discount for the terrible room and its condition they offered us. The Manager , Robert, seemed very polite, caring and nice and wanted to help us as he said, but his hands were tight since I had booked with booking.com. He offered us free breakfasts but we are not breakfast people. so that was not very helpful. The second night they put us into a bigger room that the air conditioning was working and the room size was enough to put a second bed in for my daughter. So the manager tried to help. But i was still charged full price for a night that we could not sleep. In overall not the best experience with this hotel at all. I wouldn’t recommend it. But shot out to the manager who at least tried to help.
Disliked: Plz see my first comment above. Thank you!

Served my one night purpose

Liked: I’ve stayed here 3 years ago and on floor 3 and it was was wonderful. I was on the basement floor which is dark and dirty and worn. My view was a dirty cement staircase. When I said I did not like my room I was treated like I was the problem. Your staff overall is great. Even a couple of staff (not front desk) said the basement is not good.I paid good money to stay there based on my previous experience but this time was disappointing because of the basement floor experience. The ditty areas are still lovely.
Disliked: Basement floor experience was very disappointing
