Quite location, good value.

Liked: Quite location on outskirts of town, opposite the river, easy parking and rates were reasonable. The bedroom was separate to kitchenette and lounge room. It was rather spacious. Good table to work from my laptop. Room had been recently refurbished.
Disliked: Bedside lamps were missing; sofa couch was really uncomfortable to sit in and hard to get out of as the support springs had gone. The garden beds and overall look of the property on arrival was dismal - not sure if the garden was waiting for a makeover or not. I'm sure these things mentioned can be easily addressed by the hosts though.

Disliked: The room is in need of some repairs, basic plumbing of leaking taps and what looks like water damage to some of the ceilings should be addressed. Also poor tv reception, to the point of weak or no signal being detected which was frustrating.
