The Spotlight on The Roseate Edinburgh

Victorian Elegance Just Minutes from the Music

Modern luxury meets classic charm at The Roseate Edinburgh, a 5-star hotel set across two beautifully restored Victorian townhouses in Edinburgh’s stylish West End. With just a short walk to Haymarket Station and 15 minutes to the city centre, this boutique stay blends old-world character with contemporary comfort—ideal for concert-goers who want a serene base close to the action.
Each of the 35 rooms is uniquely styled, featuring handcrafted beds, Egyptian cotton linens, and luxury touches like homemade shortbread and freestanding copper baths in select suites. Whether you're winding down after a show or prepping for a big night out, The Roseate provides a beautifully serene setting.

Why Concert-goers love it

Located just 550 yards from Haymarket Station, this hotel places you within easy reach of most of Edinburgh’s major music venues. With a late 12:00 check-out, it’s perfect for recovering after a big night. Buses to and from the city and airport stop just outside, offering stress-free late-night transport. Plus, the quiet West End location ensures you’re close to the buzz—but not in the middle of it.

Who this Hotel is great for

  • Groups of friends looking for a classy base with great transport links
  • Solo travelers chasing bucket-list gigs in style
  • Couples making a weekend of live music and city exploration
  • Fans who want a quieter, luxurious retreat after the show
  • Budget-conscious music lovers who don’t mind spending a little more for quality and comfort

Food and Drink Options

The on-site Dunstane Restaurant and Bar offers all-day dining, daily afternoon tea, and a standout selection of over 100 whiskeys and 30 craft gins. While there’s no 24/7 room service, the menu is available into the evening, and the bar’s cozy atmosphere is perfect for a post-show wind-down. Breakfast is served late enough to suit late risers after a concert night out.

Nightlife Options

While the hotel itself doesn’t host live music, you’ll find an array of Edinburgh’s bars and music venues within walking or cab distance. The hotel bar is a hidden gem, serving local ales and expertly curated spirits—ideal for a nightcap without the crowds.

What People Say

Guests rave about the exceptional service, luxurious rooms, and unique character of the property. Many highlight the peaceful atmosphere after a busy evening out, and the high quality of food and drink on-site. The location is frequently praised for its balance of accessibility and tranquility.

Areas for Improvement

Some guests note that the hotel is split between two buildings across the street, which can be a bit unexpected. While the setting is elegant, it’s not the most budget-friendly option for every traveler. Also, late-night dining options are slightly limited beyond the bar menu.

The Bottom Line

With its elegant charm, prime location near transport, and peaceful vibe, The Roseate Edinburgh is a top choice for concert-goers who want to enjoy Edinburgh in style and comfort.

Overpriced, NOT a five star,...

Liked: Main hotel has character. Pleasant bar / restaurant area.
Disliked: Two nights for £730 was meant to be a treat for a 5 star experience. This hotel is not 5 star. The service was good at check in, but poor afterwards. The bar staff were inept, served orange juice as a French martini. Bar ran out of glasses! Dinner staff terribly inattentive, no check on our needs, had to chase for basics. Breakfast was ok, but again not 5 star. Accommodation is split across a busy main road. My room was not in main hotel. It was in a featureless extension of an old house across the road. The small 8’x15’ room was classed as superior. It was cramped, hot (no AC) and lacked any character. There was zero view. The walls were paper thin. Normal moving about noise, showers and flushing from adjacent rooms was intrusive. As a 3 star and £180 a night this would be good value. Sadly it is overpriced and certainly under delivered

Lovely place to stay, smells...

Liked: The pillows, bed, and comforter were very comfortable. The shower products specifically the “Scot’s pine” scent smelled incredible & even the smell when you walk into the property smells heavenly!! I loved it so much I asked if they sold a candle or room spray in that scent (unfortunately they don’t). I also really appreciated the congratulations card and treats on our bed when we arrived it made our honeymoon feel even more special :) I was also a fan of the cookies in the room. Also the gentleman who checked us in and showed me to my room was very nice and personable helping us with recommendations on where to go during our stay.
Disliked: The toilet takes a while to flush & I wish the room had AC, it got a little hot in there at times

Liked: Amazing rooms with good toiletries and lots of towels, good location with excellent bus services outside and quickly into the city centre. Helpful & friendly staff, and nice to have the later than usual check out times.
Disliked: Not much to dislike! We didn’t try the restaurant or breakfast, so cannot comment
