Lots of stairs, not disabled...
Liked: The location
Disliked: Small room on top floor, lots of stairs so not suitable if you are disabled.Breakfast stated as 7.30 but we were then told it was 8am which was too late. Room was hot and stuffy with only a small window. We probably wouldn't stay again but it did us for 1 night. Location is excellent.

Very good
Liked: Clean and tidy. Central to folkstone. The guy serving breakfast was very polite and attentive.
Disliked: We got a room on top floor which equates to 6 flights of stairs and there was no lift. Breakfast did not start until 8 am which we booked (was advertised for 7.30 am). We had to choose what we wanted for breakfast as soon as we walked through the permanently locked front door. Also be aware you have to pay for a parking permit to park outside of the hotel.

a disappointing stay
Disliked: no fridge in room, plumbing noisy in bathroom, no bar, no 24hrs reception scaffolding on outside building resulting in painters outside room when we woke up Limited tea and coffee in room difficulty in contacting staff on arrival

Liked: The host was extremely friendly and always on hand. We had a lovely breakfast on both mornings.

Well run boutique hotel and...
Liked: Well located, welcoming and friendly. Our Compact Double on the third floor was compact, but perfectly comfortable for a long weekend. Breakfast had to be ordered the night before and was delicious. We parked nearby using an online resident's permit organised by the hotel (cost added to our bill). All very easy. On our final morning we had a lovely stroll around the private communal gardens at the rear (and stroked the gorgeous rabbits in the little garden belonging to the hotel - the grey one, Bramble, was particularly cute).
Disliked: Currently some exterior work is taking place and scaffolding is up. Otherwise, this would be a very handsome building in one of Folkestone's distinctive stucco terraces.
