We paid 59 pounds for a pretty good room and breakfast. Can't fault anything for that price. Would definitely use again. Really close to Leeds Academy.

Liked: Staff were very friendly and helpful. Holly on reception was particularly good.

A pleasant short stay; the...

Liked: Enjoyed one of the newly refurbished double bedrooms which has been designed/specified to a high standard and, of course, offers a brand new interior. Also had a very decent buffet style cooked breakfast with the usual continental offerings
Disliked: I knew from the reviews to expect refurbishment to be underway and was advised on arrival that the air conditioning wouldn't be running as overall works need to be completed first (but there was at least some fresh air available through opening sash windows). The shower drain was very slow, probably works debris needing clearing from the pipework

efficient but basic.

Liked: Location good
Disliked: Room was a bit frowsy, no air con. Reception a building site and key didn't work when I got to room. I find that a little annoying, traipsing to room with bags and then having to go back down and back up again. no need for it. Shower was in bath, one where your feet don't actually fit in properly and you feel off balance.

Great location but lack of...

Liked: Breakfast was good
Disliked: Rooms very tired and run down. lots of building work going on inside but no notice of this before arrival. Door locked at night and had to be physically let in. They were not particularly quick at letting us in either which made things worse.

When the renovations are completed,...

Liked: Despite being under renovation, clean and comfortable. Pleasant reception staff. Excellent breakfast. Staff pleasant, accommodating and helpful.
Disliked: Very disappointed about the restaurant. Empty both Saturday and Sunday evenings. I ordered Medium Rare Steak, which was served well done. Chips cheapest frozen variety. Not well presented. Dessert just ok. Very pricey considering the standard of food. No complaints at all about the restaurant manager, and making the best he could of a bad job.
