The Kenwood Inn Oldest Bed and Breakfast St Augustine Historic District is a quaint, elegant inn nestled in the heart of the historic district. Just a short walk from top attractions like Flagler College and the Ximenez-Fatio House, this B&B offers a relaxing, old-world atmosphere with modern touches like free WiFi, flat-screen TVs, and air-conditioned rooms. Guests love the lush garden, outdoor pool, and the peaceful vibe that makes it easy to unwind after a big night out.
Located just a short stroll from several beloved St. Augustine music venues, this inn is a convenient home base for concert-goers. After your show, retreat to a quiet, cozy room in a neighborhood that stays calm late into the night. With a 4:00 PM check-in and 11:00 AM check-out, there’s plenty of flexibility for weekend music lovers. Plus, you’ll find free private parking and complimentary bikes for exploring the town by day before heading to a gig by night.
Wake up to a hearty homemade breakfast featuring warm dishes, local specialties, and fresh pastries — perfect after a late night. While the inn doesn’t have on-site late-night dining, you’re just a short walk from a variety of local eateries and bars, many serving into the evening. Breakfast in bed is also an option for those who want to ease into the day slowly.
Though the inn itself is a peaceful retreat, you’re just minutes from the vibrant bars and live music venues of downtown St. Augustine. Whether you’re heading to a local pub, catching a set in a historic theater, or sipping cocktails under the stars, you’ll find it all within walking distance. Return to the inn and relax in the garden or on the sun terrace for a low-key end to the night.
Some guests mention that the historic nature of the property means thinner walls and creaky floors — part of the charm, but light sleepers may want earplugs. There’s no on-site restaurant or bar, so late-night cravings will require a short walk.
If you're looking for a charming, quiet spot near St. Augustine's live music action, The Kenwood Inn offers a perfect blend of comfort, location, and local flavor.

Interesting
Liked: Breakfast was interesting. Served individually. For us it wasn’t ideal as we had to hit the road early to reach our next destination before very late night. We should have asked ahead but have never run into this situation before.
Disliked: Bathroom is very shabby and took a long time to get hot water if at all for shower. The terrible smell of the water really put me off.Parking situation and hauling everything upstairs as we are seniors wasn’t ideal.

Great location, charming home and...
Liked: I was a little confused about the original search for a family of four and when this room popped up accommodating us was then charged for two extra guests stating the room is for two people. I thought that was misleading. The shower did not drain and the toiletries were used.

Our stay was a memorable...
Liked: Great atmosphere in a historic house and very warm welcome by the owner/manager. Breakfast was served throughout the living-dining room and sun room. We could sit at a private table or join another group of guests. Breakfast was a three course event and afternoons you can help yourself to cookies and wine. All in all very charming.
Disliked: Everything was to our liking. Maybe the host could hand out two keys per room instead of one, since you cannot enter the property without key and would depend on ringing the bell. But that is a minor problem and more of a suggestion.

Pleasant
Liked: The property is lovely and the staff are very friendly. After we checked in, we went to our room and opened the small refrigerator and there was someone’s old drink in there, so I’m unsure how clean it actually was. It was also very cold and our room would not get warm at all. The breakfast was ok but it will take an hour to receive your food in the mornings so be prepared to wait.

Not what I expected at...
Liked: Bed was comfortable
Disliked: No hot water we ran the hot water for at least 10 min before warm water came to the shower head. Even though they checked with me at least 4 times about my food preferences they completely ignored and served exactly what I said my sister could not eat. It was also a shocker to see a flea under the lighted glass area right next to my pillows . I wrote to them with these issues and never heard from them at all sooo, this is my honest review.
