One stay and you want...

Liked: Perfect location for exploring Edinburgh either by foot or bus…a few minutes from the door. A beautiful character filled home that blended old world charm with modern amenities. Gorgeous breakfast room and comfortable, light and airy bedroom. Hilary was a most delightful and gracious host and we enjoyed our conversations with her.
Disliked: Nothing at all

Love it!

Liked: The hotel is stylish, with beautifully designed interiors that made our stay even more enjoyable. We had a great time! The location is convenient and within walking distance to both the city centre and Leith. Breakfast was a nice addition and set us up well for the day.
Disliked: Everything was great

"Courtyard" Room was gloomy, cramped...

Liked: Breakfast was continental style, though you custom order your toast and beverage the evening before. As such, it was fine and I appreciated the yogurt, fresh berries and muesli on offer, as that is my favourite breakfast. I also appreciated that guests have access to a mini-fridge in the breakfast room; that was great for storing a small amount of medication and perishable food. The owner seems very organized and was lovely about suggesting walking/bus routes and places to eat nearby, managing luggage transfers, and enabling me to have breakfast a bit earlier on my last morning to accommodate my travel schedule. Though located on a very busy road, I did not notice any street noise. While I was very disappointed with my room, common areas (entrance area and breakfast room) were high-ceilinged, stately, pleasant, and well appointed and thus quite grand.
Disliked: All the rooms save one are located below street level. Mine was euphemistically called the "courtyard" room, and I have to wonder if it is the worst room in the building. It has a window looking onto a tiny concrete courtyard (that cannot actually be accessed from the room), that is of course also below the sidewalk and which accordingly also compromises privacy unless you keep the curtains closed. It is basically a dark basement room, made even darker and more oppressive-feeling by darkly painted walls, dark carpet, heavy, curtains and dim lighting. All this gloom made me not want to linger in the room let alone sleep in it, and also made me wonder if it could be covering up dirt or mildew that was creating the dank, musty and overall unpleasant odour that was the first thing I noticed upon entering. This first impression made me immediately regret booking here. The room itself was tiny, narrow and felt cramped, and I think it would be awful for two people let alone just one. There was barely any space to stow luggage, so I used the bathroom for that, and used the floor to organize and pack belongings. The only "chair"was a low, cushioned, pouf style stool, way too low to be useful when sitting beside the narrow console table that held the kettle and tea/coffee making supplies with little surface area to work on or place belongings. In odd contrast, the bathroom is quite big, with a huge tub that felt like overkill, at least for me, as I just used the separate shower, a shower that did not drain properly, leaving me standing in 2 inches of water. Maybe (I hope!) the other rooms are more pleasant, but overall, I regret to have to say that I would not stay here again nor recommend it (certainly not this room unless you seek a cave-like feeling) as I think there are plenty of options that offer better value, more pleasant accommodation in Edinburgh.

Peaceful city retreat.

Liked: Friendly welcome and introduction to accommodation. Beautifully furnished and very comfortable. Fresh ingredients at breakfast served with smiles and light chat and a fantastic view of trees and the hillside. The location was so convenient for all areas of the city.
Disliked: On a busy road, but when inside or out in the garden, you weren't aware of any traffic noise. Even in the breakfast room, your eyes were drawn to the trees across the road rather than the road or people walking by below, so not really a negative at all !

Very nice accommodations. Recommend for...

Liked: Beautiful old house in a quiet residential section of Edinburgh, easily accessible to all sections of the city.Lovely dining room breakfast.Comfortable room with every amenity, modern fixtures.Hilary was helpful in suggesting a walk up Calton Hill, with views of the city and helped me navigate to less-traveled areas.
Disliked: Nothing. Six Brunton place is lovely.
