Overall a very nice B&B...

Liked: Very nice breakfast. The cottage was very cozy and wonderfully decorated, loved it.
Disliked: No fault at all to the owners, but the surrounding area was abit cluttered not much of a view. But the B&B was definitely a diamond in the rough!

Liked: Didn't get to stay for breakfast but they had a coffee cake for me and a cup of hot tea. Excellent coffee cake.
Disliked: The only thing that could have been better would have been a strong reading light at the head of the bed. I like reading in bed.

Extremely thoughtful hosting and wonderful...

Liked: The property was pretty, I loved the historic feel and the hosts were absolutely lovely, the breakfast was good and honestly for the price a really good find in a hotel near KC. The rooms were clean, the hot tub was nice and the snack bar was really cute, they provided an assortment of teas and snacks. Hosts were incredibly helpful, breakfast with other guests was delightful. We appreciated the option of Netflix compared to hotels who only carry cable. You first walk into this grand kitchen with a big island, I wanted to live in that kitchen, I just love their setup. Great experience!
Disliked: The beds were extremely uncomfortable but not so much that I couldn’t sleep, just hard to adjust because the beds are very hard. The host did mention they are working on replacing the beds to another guest. If they do this, I would 10/10 recommend this place over staying in almost any other hotel in KC even if Independence is not the nicest town, I’m not sure if you’ll find a better deal.

Nice place to stay, but...

Liked: Very clean place to stay. Hosts were all nice. It was great to have the hot tub and robes. It was nice to have breakfast included. It was nice to have access to TV subscriptions so we could watch movies. Great value.
Disliked: Anytime the person next door would talk I could hear everything they were saying. We were in the bedroom by the road and there were lots of sirens and road noise, so it was hard to sleep.

Liked: The inn was quaint and private. Enjoyed our stay, the king bed was very comfortable.

Okay B&B but there are...

Liked: The bathroom was nice.
Disliked: Very noisy, near heavy traffic. Breakfast was mediocre at best. We said we needed to leave early and it took 45 minutes to serve 2 pancakes . Property is a bit run down.
