Liked: Quirky hotel great seaside views .A pity that the " continental " breakfast consisted of a toaster and a box of cereal and a bit of fruit. Also no tv in room if that bothers you .

A surprisingly spacious budget stay...

Liked: The room was big and roomy. There was a nice mid-century cabinet where you could store most of your clothes for a short visit, as well as a small space to hang clothes or jackets. The bathroom was surprisingly spacious, considering it had a stand-up shower. The staff were lovely, friendly, and informative. Breakfast was basic, but enough to start your day if you didn't want to splurge on a proper breakfast.The location was really convenient, right by the beach and a short walk from the lanes, with Brighton train station just a 15-20 minute walk away.We booked the room well in advance, so the price was very reasonable for the facilities and room.
Disliked: The main drawback for us was the noise level of the room at night.Our room was located right by the lift, and there was a gap between the door and the floor, which meant we kept getting woken up by people returning late to their rooms and talking. People weren't incredibly loud; it was just the lack of adequate soundproofing. If you're a deep sleeper (or can sleep with earplugs or similar devices), this won't bother you; however, we didn't feel that restful during our two-night stay.Another minor disappointment was the lack of cabinet or storage space in the bathroom, which was big enough to accommodate one. The sink was decent-sized, but for a couple staying for a few days, it would have been nice to have more storage space available.
