Host lovely, noisy road, windows...

Liked: The breakfast was lovely
Disliked: The room was unbearably hot and the window would not open.The noise from the road was very loud and you could not even hear the telly at all.

Great we?d stay again if...

Liked: Location good for what we needed. Food great and good choice. Clean room and nice en-suite. Fresh milk in mini fridge and water was a nice touch and a chocolate biscuit too. Friendly warm welcome.
Disliked: Nothing.

We will definitely be returning...

Liked: Caroline, the lady that runs Rosebank couldn't have been more helpful, the breakfast was amazing, and she gave us every consideration. The room was always clean and tidy, and offers of help with bags, destinations, restaurants, etc every day made our stay very comfortable and enjoyable. I should add Caroline runs the place single handed most of the time, and she does it with a smile and great humour. It was a real pleasure staying in her guesthouse. We have already recommended Rosebank to our friends.
Disliked: Absolutely no complaints. The only downside was that our stay was too short. We could have done with a couple of weeks more, there is so much to see and do in Scotland. Perth is the ideal base for travelling to all parts of Scotland. We managed Scone Palace, Inverness, Aberdeen, Fort William, all the Lochs along both the North banks and the South Banks. But still there was so much more we wanted to do and see.

Exceptional

Liked: Situated an easy walk into the city centre, Rosebank was perfect for our stay. Caroline ensured that everything was absolutely perfect for us, and could not have done anything more to make our stay so enjoyable. Our first trip out post COVID, and we could relax knowing everything was kept spotlessly clean and sanitised. Cannot recommend Rosebank highly enough?.you would be mad not to stay there if you are heading to Perth

Liked: Great location, very clean and quiet, tasty breakfast, fantastic host with brilliant recommendations for dinner and trips
Disliked: The bed was a bit soft for our liking but we still had a great sleep

Scottish hospitality at its best!

Liked: Rosebank Guest House is a wonderful place to stay in Perth. I received a lovely warm welcome from Caroline.The room I stayed in was immaculately clean, it was spacious and the bed was comfortable.Breakfast was excellent and just what you?d hope to experience from Scottish hospitality.Caroline has embraced keeping all her guests safe from a Covid perspective - it?s apparent she?s put a lot of time and effort into laying out the dining room for social distancing, ensuring there are hand sanitisers etc. I highly recommend a stay at Rosebank, I?ll be making a return trip for sure!Thanks Caroline!

August Bank Holiday Stay

Liked: We had a warm welcome from Caroline, and it soon became clear that she went the extra mile in presentation, including leaving complimentary treats in the room, and making a superb cooked breakfast! She also gave us handy hints and tips for sightseeing. It?s a great location to use as a base for travelling around sightseeing. Very friendly and attentive, so highly recommended folks!! Well appointed accommodation.

Liked: We had an excellent stay at Rosebank Guest House. The owner was very informative and accommodating, the breakfast options were extensive and the room was well serviced.
Disliked: My husband and I tend to read when we go to bed, the bulbs in the bedside lights could have been brighter.

Rosebank Guest House

Liked: Caroline was absolutely fantastic and couldn't do enough for us. Also providing local map full of information that she felt we would need. Will definitely be returning to the Guest House.
Disliked: Leaving the guest house after breakfast to return home. There was just nothing that you could dislike.
