The Spotlight on Princes Gardens

Smart Summer Stays in Central London

Modern and minimalist, Princes Gardens is a seasonal bed-and-breakfast style accommodation located in the heart of South Kensington. Operated by Imperial College London, this student residence opens to the public during the summer months, offering clean, simple en-suite rooms with a prime location just steps from some of London’s most iconic venues and museums.
With a 24-hour reception, communal lounges, and access to light meals throughout the day, it’s a no-fuss, budget-friendly option for concert-goers wanting to stay close to the action without breaking the bank.

Why Concert-goers love it

You’re just a 3-minute walk from the Royal Albert Hall, and within easy reach of other central venues via the nearby South Kensington and Gloucester Road tube stations (less than 10 minutes on foot). Despite its central spot, the leafy campus setting offers a quiet retreat after the show. The 24-hour reception and luggage storage are perfect for late arrivals or early departures, and check-in starts at 14:00, giving you plenty of time to get settled before a night out.

Who this Hotel is great for

- Groups of friends looking for affordable and convenient rooms
- Solo travelers catching a bucket-list gig at the Royal Albert Hall
- Couples seeking a cultural music weekend in London
- Fans who prefer a peaceful night’s sleep post-concert
- Budget-conscious music lovers who want comfort without the splurge

Food and Drink Options

While there’s no on-site restaurant, you’ll find light snacks and meals available throughout the day on campus. A cooked or continental breakfast can be booked and is served in the Sherfield Building, just a 5-minute walk away—perfect for a leisurely start after a late night. Plus, South Kensington is packed with cafes, pubs, and eateries all within easy walking distance.

Nightlife Options

Though the hotel itself doesn’t offer on-site live music or bars, its central location puts you just steps from some of London’s best nightlife. Whether you’re heading to a show at Royal Albert Hall or fancy a post-concert drink in one of the nearby upscale bars or traditional pubs, you’ll have plenty of options.

What People Say

Guests consistently praise the cleanliness, excellent location, and value for money. Many love the proximity to museums and venues, calling it a “perfect base for events at the Royal Albert Hall.” The helpful staff and safe, quiet campus atmosphere are also frequent highlights.

Areas for Improvement

Rooms are on the basic side—think student halls rather than boutique hotel. Breakfast is served in a different building, which may not suit everyone, especially in rainy weather. There's no air conditioning, which can be noticeable during warmer summer nights.

The Bottom Line

For concert-goers who want a convenient, affordable, and quiet place to crash in central London, Princes Gardens hits all the right notes.

Good

Liked: The location is excellent.
Disliked: The accommodation is a university hostel rented out over the holidays while students are not in residence. So, while there are facilities on offer, they are not in the same building. We booked a double room en suite. We have never come across a 'double bed' as small as the bed offered. While it was clean and firm, the narrow bed was not comfortable.

Excellent location for the Royal...

Liked: The location of Princes Gardens is ideal for the Royal Albert Hall. Having student accommodation makes it possible me to have a holiday in London, which would otherwise be very expensive. The room is clean and comfortable with a nice hot shower.
Disliked: I felt the supply of tea and coffee could be a little more generous.

Fair enough and as expected.

Liked: Excellent location. Cleanliness was top-notch. Reception went out of their way to help an old man with too much luggage. Pretty much as expected for a uni hall of residence. Price was a tad high for what it is, but that's the London market!
Disliked: The bed was not only hard, but high. I had to jump up into it, and I could not sit on it to do anything. Instead of selling tinned water for £1.50 (cards only, no cash), just put in some vending machines!

Good

Liked: Rooms were basic but comfortable. Breakfast was great with lots of choice. Location was excellent, right outside the Science and Natural History museums and the V&A Museum. 5-minute walk from tube station. Would use again.
