Friendly, clean and nice food,...
Liked: Staff, cleanliness and food excellent. Room was clean and a good size but the sink, toilet and shower arrangement were rather odd. The sink was in the bedroom with nowhere to hang a towel, the toilet was in a very small room and the shower in another small room. We hid have a little garden, which was nice to have.

Break to Rye
Liked: Staff friendly and helpful. Breakfast good. Meal in the restaurant very good value. Distance into Rye town perfect.
Disliked: That we didn't book to stay longer.

A welcoming and comfortable couple...
Liked: Great location for us and just the sort of characterful property that we enjoy.The staff were friendly and helpful. The meals were delicious , well cooked and in generous portions.We are keen to return in the near future.
Disliked: Nothing really. Our room was fairly basic, but had everything that we could want and we were very comfortable.

Lovely little Oast House! Pleased...
Liked: Stayed in one of the king round room in the main oast house, was so cute! Loved the Juliette style balcony. Location was excellent for our needs, a nice casual walk into Rye with a couple of pubs to stop in on the way. Bed was comfortable, room was quiet and dark. Ample parking, nice little bar and a good cooked breakfast.
Disliked: Some issues with shower, needs a bit of an upgrade but was fine for a two night stay.

Overall good value for money

need a ground floor room-AVOID...
Disliked: The building looked as advertised, grass was a bit dead in places, but that's the weather, benches were a bit rickerty then most pub gardens have one or two unusable ones, the path to the room block, slabs a bit more uneven than you might expect, random bark nailed to walls to give aged look, but nothing prepared me for how bad the room was, first glance it's a bit dark but I like dark so that was okay but quickly realised I'd thrown away the cost of 2 days stay as we left after 20mins, yes we were offered another room but they already offered this one as suitable accomodation, technically it had everything it said however the bed had one screw sitting proud, not sure if I worried more about catching leg or bed collapsing as filler covered holes where may or may not have been other screws, the chairs had chair pads far too small to cover the seat which was worn out, the toilet 70s style plastic cistern was yellowed with age, the bowl stained. The bedside cabinet must have had a spill as there was a line of what I assumed was coffee at the drawer level. it was bad even for the faked age of the room. I only took a few pics to show my work mates how big a mistake I made booking here, wish I had taken more shots now as a warning to others to save themselves disappointment I wanted a relaxing base, from the blurb this would have been ideal for sightseeing in the area, perhaps the no refund when booked should have been a clue but good reviews so still booked. Mistake, It is the first time I have walked away from a place, even as I sat having a breakdown over the room I asked if I was imaging it was as bad as I thought-he had already found another hotel for the night so he didn't have to drive home. My chosing to book this room cost more than the rate it ruined the day, my mood and cut the holiday short so if like us you work hard for that week a year hol and want a ground floor room I suggest you look elsewhere.

Very comfortable bed quiet situation...
Liked: The breakfast was well cooked with good selection. Coffee could have been hotter
