A very convenient good value...

Liked: Hotel is in an excellent location. There are stairs up from the street to the lobby, but otherwise there's a lift. Staff are good and helpful. Public rooms are clean and simple. Rooms are comfy, a little tired but otherwise very clean and well looked after.
Disliked: Rooms could have done with a lick of fresh paint and more sockets. Secondary glazing would also have helped but not essential.

a bit expensive but the...

Liked: my room had a window facing Princess street with a view accross the park to the Royal Mile. it was a lovely view of the night time lights. the service bell inside the entrance hallway is great cos they will carry your luggage up the stairs to reception..very close proximity to Edinburgh Waverley station, tour bus stops, eatieries, parks and major tourist attractions.
Disliked: the reception area is up. a couple of small flights of stairs. the entrance from the footpath is a bit hidden because it is just a very small shop front making it hard to spot on the busy street. they did have a service bell in the entrance hallway so someone could help with luggage up the stairs.

Comfortable, clean and perfect location...

Liked: We travelled as a party of 6 and one of our party has a severe allergy to dairy. The kitchen staff couldn’t have been more helpful, making sure there was ample for her and helped in any way they could. They even made sure each morning that we had a table of 6 available for us, a real credit to the hotel.
Disliked: The only fault we could find was the lift, it was tiny for the number of guests.
