Liked: It was good if you were expecting a hostel and this was the upgrade. They were ok with us leaving our baggage safely so that was a positive. Everything in the room was average I would say apart from stuff which were broken.Location is great and has easy access to Haymarket area by walking or to city center and other direction by buses. Bathroom was clean enough.
Disliked: Room cleaning is solely taking your rubbish away. No cups were replaced nor coffee/tea restocked, bed made, towels replaced, basically anything you would expect from room service. The lid of the toilet was hanging by a thread and fully detached once or twice during stay.Some random stuff is just not attached to places where they should be. It overall feels like they managed to get the money together to buy the building, but nothing left to do the rooms up. But in the end, you get what you pay for, and it was cheaper than the average.

Pleasant

Liked: Close to bus stop and city center. Spacious room. Free grab and go breakfast.
Disliked: Cold and poorly isolated, only 1 heater working. Ventilation in bathroom made a lot of noise and took a long time to turn off after switching the light off. Green light of exit was always on and really bothered us when we turned off the lights to sleep. Also the room was not super clean (lots of spider webs, huge spider on the corner).

Disliked: The temperature knob was a mystery in the bathroom and the windows were really thin so the traffic could wak you up at night

Needs renovations

Liked: Location was near all the transportation bus lines we needed.
Disliked: The flat needs urgent renovations. Everything is falling off the walls. Main door automatic lock was not working. Our room also had the lock unscrewed from the door. Our pillows had some suspect stains. It's one of the first ever bad reviews I give, as for a > 100£/night booking you expect not luxury, but at least, not this.
