Why Concert-goers love it

Location is everything—and No. 11 delivers. You’re within a short walk of many of Edinburgh’s main music venues and just 12 minutes on foot from Waverley Station, making late-night transport simple. The quiet residential setting means you can enjoy your post-show wind down in peace, and the 24-hour front desk ensures flexibility for late check-ins after encore-filled nights.

Comfortable with small mistakes regarding...

Liked: Clean, comfortable, kind staff, big area for guests, great calm garden.Spectacular breakfast, many options! Polite and very kind staff! The location is absolutely great, very peaceful, but walking distance to the center.Would gladly come back and I will recommend!
Disliked: Room 7 - the fan in the bathroom was dirty and it wasn’t turning after turning it on, hence I believe it was broken.Short outage of cold water during one of the mornings.Floor in the area of the room door was creaking and it didn’t feel too stable. Not all sockets were working, one of the lamps wasn’t working properly.

Quirky boutique hotel with excellent...

Liked: The hotel was in a very interesting area north of Calton Hill. It was very quirky with good staff. We were greeted by Ovidu, the charming and helpful General Manager. I must make a special mention for Ovidu who was very helpful and assisted my enquiries prior to the visit to the hotel. The restaurant was buzzing and atmospheric in the evening. We booked dinner in the restaurant. I’m really pleased to see that there were quite a few tables booked. The cooking is excellent. We enjoyed a three course dinner with good wine. The seafood was great.
Disliked: I didn’t dislike anything!
