Why Concert-goers love it

Location is everything—and No. 11 delivers. You’re within a short walk of many of Edinburgh’s main music venues and just 12 minutes on foot from Waverley Station, making late-night transport simple. The quiet residential setting means you can enjoy your post-show wind down in peace, and the 24-hour front desk ensures flexibility for late check-ins after encore-filled nights.

  • Solo travelers catching a bucket-list act and looking for a safe, stylish stay

Great location, walking distance into...

Liked: Staff were welcoming and friendly throughout our stay and the breakfast was very good.
Disliked: Evening meal was not available on the night that we stayed. The menu was very appealing and we would have definitely eaten there if we could have done.

Exceptional

Liked: This was a beautiful boutique hotel in a quiet neighborhood and it was close to everything. We absolutely loved our room. It was huge with a nice little kitchenette and dining area. Loved the entire vibe of the whole hotel.
Disliked: The only thing that we had issues with was the bathtub/shower. It was pretty tall and very slippery. Would benefit from a nonskid mat of some kind for safety.

Great stay

Liked: Loved staying in the suite, the room was exceptional and so tastefully decorated. Staff were quite helpful and allowed bags to stay before check-in time and upon check in my bags were in my room which was a nice touch. Bus stop really close to travel to old town etc.
Disliked: My stay would have been perfect if there was something special to commemorate my birthday stay (had written this upon booking) but this wasn't a huge dealbreaker.

Good

Liked: Good location with easy access to public transport (especially the airport tram). Lovely garden to sit out in and a vey nice lounge area to relax in. Friendly staff!
Disliked: The room we booked was an attic room so you had to be very careful not to bump your head on the ceiling. It was also up two flights of stairs- no lift (although on check in our bags were carried up for us).
