Why Concert-goers love it

Location is everything—and No. 11 delivers. You’re within a short walk of many of Edinburgh’s main music venues and just 12 minutes on foot from Waverley Station, making late-night transport simple. The quiet residential setting means you can enjoy your post-show wind down in peace, and the 24-hour front desk ensures flexibility for late check-ins after encore-filled nights.

Couples trip to Edinburgh one...

Liked: Great location easy walk into Edinburgh Town centre. Bathroom small but usable. Bed had to be very low for the ceiling height.
Disliked: We booked a small double and it was small, in the eves which we expected not for anyone over 5'10. We did expect this but something to be aware of when booking. Could not turn the heated rail off in the bathroom so made a small room way too hot when it was already great weather.

I would not stay here...

Liked: The room was well thought out and lots of amenities were provided to try to make it more comfortable.
Disliked: It didn’t feel safe. It is a very old building and does not feel as if enough upgrades or repairs have been done to it in order to make it completely sound. You could feel rotten floor boards under your feet while walking over the carpet. Although the room was surface clean, the building seemed like it was purchased and the bare minimum was done to make it into a hotel. The brasserie was not good at all. The food was confusing and overpriced. I felt bad as there was only one man working the front desk and dining room. It seemed as if there was one cook as well so service was very slow. On the plus side, it’s a short walk to the tram stop.
