Why Concert-goers love it

Location is everything—and No. 11 delivers. You’re within a short walk of many of Edinburgh’s main music venues and just 12 minutes on foot from Waverley Station, making late-night transport simple. The quiet residential setting means you can enjoy your post-show wind down in peace, and the 24-hour front desk ensures flexibility for late check-ins after encore-filled nights.

Who this Hotel is great for

  • Groups of friends who want easy access to the city center without the party-atmosphere of larger hotels
  • Solo travelers catching a bucket-list act and looking for a safe, stylish stay
  • Couples turning their gig night into a romantic weekend in Edinburgh

What People Say

  • Guests rave about the friendly staff and the hotel’s quiet, relaxing atmosphere
  • Many reviewers love the charming decor and the feeling of staying in a historic townhouse
  • The location gets top marks for being close to the city center yet peaceful

Liked: Friendly welcoming staff who cannot do enough to make your stay perfect! The Spanish lady (so sorry, I didn’t catch your name!) on reception even gave us a quick tour on our way to our room as the building is a bit of a maze and she was lovely, as were the wait staff in the restaurant - very attentive! The food is to die for!! We will be back next month as it’s already booked in, and again and again I’m sure!
Disliked: Nothing! We had a wonderful stay!

Liked: Staff are amazing, friendly, attentive and just like a big family. The location is perfect for the Playhouse theatre and shopping.....We didn't eat here but the menu looked divine and we have stayed before and will do again as it is like a warm embrace when you go back.
Disliked: Some parts of decor looking tired. It was very warm.in the room as a few days of hit weather but there was a fan and additional would have been supplied if needed.
