Why Concert-goers love it

Location is everything—and No. 11 delivers. You’re within a short walk of many of Edinburgh’s main music venues and just 12 minutes on foot from Waverley Station, making late-night transport simple. The quiet residential setting means you can enjoy your post-show wind down in peace, and the 24-hour front desk ensures flexibility for late check-ins after encore-filled nights.

Excellent hotel and team.

Liked: My maid of honour and I stayed here on the eve of my wedding. It was magical. We had an amazing stay and the staff were very attentive. We also had our wedding at the hotel. Again, we couldn’t have asked for a better experience. Thank you Ovi and his team for making our stay and wedding so special. We loved every moment.
Disliked: Nothing

Would have been perfect, but......

Liked: We loved the location and the friendliness of the staff. The garden was a really lovely place to relax. Bathroom had plenty of counterspace and hot water. Tea kettle, room fan were both very helpful.
Disliked: We were not able to spend the first night we booked in the hotel. We called four days ahead to cancel that part of the reservation. We were told that because our payment had already been processed, they could not reimburse us for that night.

Liked: Loved everything ❤️. Perfect 1 night stay. Central location (easy walking distance to Playhouse, St James & Princes St), with tram and bus access for further afield. Fab staff (Irene gave us a quick tour on check-in, and we got the light & bright room we requested - thanks!). Lovely boutique hotel with a chilled vibe. Spacious room with comfy bed, high ceiling, and a nice touch with Tunnocks teacake favourite with our coffee! Guest lounge spaces are also appreciated. Breakfast was fabulous
Disliked: Nothing to dislike. Loved it all.
