Disliked: The hot water service needs an upgrade as the water pressure fluctuated as did the hot water while having a shower in the morning.

Great bed, great breakfast, great...

Liked: Breakfast was 10/10 every morning! Great choice and all cooked to perfection. Great host who gave lots of ideas of local walks, places to visit and to eat. Lovely garden which we and our dog enjoyed. Comfortable bed and bedding. Fabulous views! Excellent eateries within walking distance. Short drive to keswick Town centre and so much more...
Disliked: Bathroom had a bad drain smell. Bedroom was a lot smaller than the photos gave impression, which was a bit uncomfortable in extreme hot weather with a large dog.

A home from home -...

Liked: What a gorgeous property this was - a beautiful house in a great location. The staff were amazing and were very friendly and accommodating. Nothing was too much to ask and they provided us with lots of information and recommendations for our stay. Breakfast was easy to order and had a good selection of cold choices and freshly cooked food. I opted for the fruit salad and cooked breakfast, including a range of fresh juices, yoghurts and cereals if desired. During the day, the freshly baked cakes in the dining room were a real treat! The room was nicely decorated and had all the amenities you would need, including a fan to deal with the heatwave we visited in! We had a great view from our room and it was only a 5 minute drive into Keswick town.
Disliked: Unfortunately the area was under a water ban during our stay which meant the shower pressure was very low and kept changing from hot to cold.However, this was explained to us upon arrival and was not the fault of the guest house at all. It certainly was not enough to dampen our stay.

Outstanding choice for Lake District...

Liked: Excellent location, and Kate is a fantastic host! The breakfast was incredible. There are a lot of food choices and they are cooked to perfection. Kate is a gracious, friendly, professional, and helpful host. There are wonderful restaurants within walking distance. If you’re looking for a Northern Lake District B&B, pick this one!!

Wonderfully friendly and helpful owner...

Liked: Well located with a very friendly and helpful owner and staff.The owner really went the extra mile - providing me with a wonderful packed breakfast when I needed to leave early.
Disliked: We were on the top floor and were warned that the water pressure couldn’t cope. The reality was that the shower varied between a pleasant flow of water to a dribble followed by cold then scalding water. The water pressure dropped so low in the morning that the toilet cistern didn’t fill for ages making flushing tricky. This was the only problem with the accommodation which was otherwise comfortable and friendly with an excellent breakfast.
