Overall good experience, needs some...

Liked: The hotel was surprisingly quiet, we rarely heard noise from the other guests. There is a frat house next door so we did have one or two occasions of late night noise from them. They were brief and not too much of a disturbance though. It definitely feels boutique and unique, with winding hallways and staircases to navigate. No elevators, so be prepared for that. Wonderful location, very close to Spadina and Bloor street activities.
Disliked: The comforter cover and decorative pillow cases had some stains on them, but the white sheets were clean. We were on the top floor and had a big sky light as our window (which was nice) except there was no curtain or window cover so there was no way to make a dark sleeping space. The AC worked but would fluctuate the temperature through the night instead of keeping a steady temp throughout.

Everyone should experience this hotel

Liked: The location is great. It’s out of the major downtown core but still close enough to get there easily. Beautiful neighborhood. Great for walks. It’s a beautiful old manor that has been kept in prestige condition. It’s attached to a large popular bar and we didn’t have to wait in line because we were hotel guests. Mind you, the bar is a student haven so it’s a younger crowd. If you’re young or young at heart, it’s a great place. Sitting and singing at the piano bar was a fun night with my son. The hotel is beautiful on the outside and inside. A mansion style building which brings you back in time. Careful you don’t get lost inside. Lots of different stairways which gives it historical character.
Disliked: If you can’t do stairs, this hotel is not for you. I recommend that you ask for the lower level. The rooms are comfortable but a little on the small side. Our room did not have a mini fridge which would have been nice but not a deal breaker.

It's a fantastic location next...

Liked: Location. Location.location! It was a spacious room with a small dining area attached with microwave, refrigerator and coffee machine
Disliked: We had a room in the basement so it wasn't bright! You could hear/ feel the subway but that's par for the course in this neighbourhood but it was an annoyance none the less The kettle needed replacement

Clean room with a good...

Liked: The location is excellent, close to the University and very close to the Metro. The room was very clean, and the bed was excellent. Coffee was provided every day.
Disliked: There was no fridge in my room. The window was opening on a space used as a dumping floor between the hotel and the house of a fraternity. And the people using the dumping floor parked their car every night and made a lot of noise until midnight. In summary, the room I was in was not at all quiet at night.
