Liked: Strategic location; close to Rotorua city amenities such as restaurants, cafes but also parks and walkways.
Disliked: The TV antenna wasn't working; would be great if upgraded to smart TV and if there was cable TV available.

Disliked: We prefer firmer mattresses, but most places only offer soft ones.

Liked: Having never had to complain previously in >10 happy years with Booking.com & staying @ >200 properties, this was a truly terrible experience...We booked a room with a 'lake view' & 'balcony' as clearly stated in the room description - not only were we given a room with neither, but the owner/manager rudely dismissed us when we challenged saying we had obviously "booked on price" & "booked the cheapest room" & he also blamed Booking.com for the incorrect description. After collecting the room key, as my wife walked after challenging this, she heard him say, clearly "Fuck off" after her - when she challenged him, he dismissed it saying he was "talking to himself".When we paid (straight after this encounter), he tried to impose a credit card surcharge (blaming "New Zealand banks"). He subsequently withdrew this attempt & we have since clarified with Booking.com that any such fees must be declared up front at time of booking. Unfortunately, we then had an accident, whereby one of our suitcase lids had tipped onto a window blind in our room which prevented us getting back into our room. Fortunately the owner called a local repair chap, who managed to fix things within half an hour - the owner said "You're good to go" & we thanked him. However, when we left (1.5 days later), he tried to charge us for the repair, although he could produced no evidence (eg invoice) to say that the repair had cost him anything. As my wife walked away after leaving the key, he called after her, aggressively, "Don't come back!"We have recommended that Booking.com cease their relationship with this property.
