The closeness of the hotel...

Liked: The breakfast was a selection of continental and/or hot. Coffee and tea provided on buffet and Espresso orders taken at desk. Hot food selection not extensive but well presented and constantly replenished. Fruit, cereals, yoghurts, toast and toppings all good. The staff are very friendly and helpfulShower wash and a shampoo/conditioning shampoo Car parking on site at an extra charge but worth itReasonably quiet area considering the proximity to the Octagon and the fact it was a rugby test weekend
Disliked: The rooms are ‘tired’ and not much has been done to bring them into the 2000’s but this is pretty typical of a lot of Dunedins accomodation. The twin doubles were a saving grace for the second night as the beds are very ‘soft’ and ‘roll together’ became a bit more annoying than cosy the first night! The bathroom could do with a total makeover; the towel rack fell into the bath when a towel was removed, the shower has been leaking upwards for quite some time and the ceiling and wall board is separating and the access in and out of the bath and curtain are very old school. Do many people still take baths when staying one or two nights in a hotel? The HUGE increase in room rate from my initial investigation to booking because of the rugby.

Good location, tired hotel.

Liked: Good beds and location.
Disliked: Bathroom needs an upgrade. The shower wasn’t good, toilet seat had a crack. Also the window wouldn’t shut properly and it whistled all night.

Tired . Needs major investment

Liked: Staff were great
Disliked: Light in lounge flickers. It's the switch. Furniture is worn and tired. The gap above the windows let's the wind and cold in. The seals around the slider window are worn and old. So breezy
