Disappointing
Liked: Room and bed comfortable and wonderful free standing shower.
Disliked: Evening meal very disappointing with not all items on the days menu unavailable and no deserts plus INSTANT coffee. Cooked breakfast took over 45 minutes to arrive yet there were only 6 customers and we had arrived first!

Exceptional
Liked: Gorgeous B&B just outside Derby. Staff very friendly and informative. Room stylish and very comfortable. Nice outside space and plenty of communal space inside too. Very good breakfast. Would definitely stay there again.
Disliked: Nothing.

A little disappointing
Liked: The room was clean and comfortable. Nice welcome from staff on arrival.
Disliked: Chef didn't turn up for work so no breakfast available. Had to ask receptionist to make us tea and toast. No management on site. Have emailed Kedleston but no reply.

Great stay
Liked: A comfortable room in a quiet location.
Disliked: The Wi-Fi in our room was a bit hit and miss, but otherwise everything was fine.

Superb place to stay -...
Liked: Lovely place to stay , superb breakfast, staff very friendly. Excellent location.
Disliked: Couple of small niggles with the room - couldn’t open the cabinet properly for tea/ coffee -as against the bed . Soap rack in shower fell off , curtain tie back hook missing .

Has good potential but not...
Liked: The location of the hotel was excellent - in a quiet rural area but with relatively easy access to a nearby pub called the Joiner's Arms, to the NT property of Kedleston Hall and to the city of Derby. The hotel was easy to find, albeit my satnav, using the postcode, directed me to the nearby golf club rather than the hotel itself. The parking area was good, on flat and smooth tarmac, and entrance was up a short flight of stone steps.The hotel itself is an interesting mix of elegant-formal / shabby-chic and staff were friendly and helpful.The restaurant was closed on the night I arrived, but breakfast the following morning was of good quality.
Disliked: Unfortunately the hotel seems to be struggling to keep up with trivial maintenance issues. The TV remote control was missing from my room and the soap holder in the shower fell down the moment I touched it. Subsequently I realized that the toilet roll holder was loose and drooping; the blind in the bathroom was hanging at an angle as it appeared to have come off from one of its two mountings; the shower dripped noisily and intermittently all night; and an ornamental disc that was the base for the curtain sash cord came off at the slightest touch - and had evidently been glued ineffectively on a previous occasion.Another disappointment was that the breakfast menu permitted one to make only one choice from its list - so that, for example, I was able to have either granola or a cooked breakfast, but not both, which seemed a bit stingy.

Pleasant
Liked: Breakfast was nice and room was clean. Staff very lovely
Disliked: Had our payment taken and then got told the restaurant wasn’t open. Would of liked to of known if the restaurant was closed
