Affordable cozy pleasant stay in...
Liked: Rooms are well decorated and cozy, with interesting quotes on mirrors, extremely clean and well maintained. Staff was friendly and accommodating. Location is close to Lincoln Memorial and Kennedy theater by walk and 8 mins walk to FoggyBottom metro. Breakfast and Lunch and groceries if needed was available at Whole Food mart 7 mins walk.
Disliked: Some of the rooms are rather small in size for two people and would be helpful to know which ones are like that when booking through website in advance. But the property manager is very accommodating and understanding if you have issues

Disliked: Booked with booking.com. I was prepared for 2 beds but not bunk beds. Ladder on bunk bed too small to fit my bum through. But good fun and great value

Creative and convenient, but weakened...
Liked: The location is ideal for travelers seeking a quieter area outside of downtown. It’s especially convenient for those attending performances at the Kennedy Center, visiting the Lincoln Memorial and the start of the National Mall, or conducting business with the State Department, which is located nearby. It’s not a central shopping or nightlife spot, but it suits visitors with those specific needs very well. A few staff members were helpful, and the rooms were clean and functional.
Disliked: - The service was inconsistent — some staff members felt detached or inexperienced, while others were helpful and responsive. - The coffee station was unreliable: the dispenser often leaked, and milk or cream was frequently missing, depending on the time of day. The hotel charges four-star prices, but delivers three-star boutique-level service with limited amenities — the value no longer matches the rate. - Food and service felt mediocre, and when issues arose with a pizza I ordered on the rooftop, the hotel distanced itself by saying it was a separate business. - Staff promoted a questionable photo contest that asked guests to post photos of cherry blossoms and pets on Instagram using specific hashtags. The contest had no published criteria, and staff or close associates appeared to participate. The outcome raised concerns that winners may have been predetermined.

Liked: Location is superb at just 10 minutes walk from the metro station with access to multiple lines. A 10 minute walk from the Lincoln Monument. Can walk to Georgetown and Dupont Circle in less than 30 minutes. George Washington University buildings surround the hotel. Very safe and always people walking around but not noisy. Our room was on the 4th floor and we could not hear any noise even with the rooftop bar on the 6th floor. They allowed us early check-in at 10 am for free. Staff were kind and helpful with recommendations. Free drip coffee in the morning. Room was very clean and secure. The value is good given DC hotels tend to be $$$. Umbrellas can be borrowed - helpful for unpredictable DC weather.
Disliked: The outlets behind the headboards of the bunk beds were not accessible because the bed frame was too close to the wall. There was no space to move the bed to access them. Inconvenient for the person on the top bunk. No mini fridge in the room so storing food/medication is not an option. If you look at the photo you can see the window goes all the way up to top bunk. This creates what I referred to as a "death gap" where you could easily fall through to the bottom onto the lovely snake plant. I would have preferred laminate or vinyl for the flooring over carpet.
