Liked: Location close Dedham Vale. Breakfast was ok. Morning staff were pleasant.
Disliked: Location difficult to get to from the south. Parking listed as “private” on booking.com’s listing page but does not explicitly say that all guests have to pay for parking, which is £8 per day. This is fact hidden away in this listing’s full details. Furthermore, when you arrive, you have to pay for the parking within 10 minutes or be fined, so it is impossible to complain or dispute this with hotel staff. They will not do anything about it and blame Booking.com. When you add £8 to the overnight stay, this does not represent value for money. I would have chosen another venue which was cheaper. Facilities of the property shown on the TV in the room actually say parking is complementary - which is not true.Beds were uncomfortable - poor mattresses. Duvet yellow in colour.

Disliked: Booked a room with large double bed and was allocated a disabled room on arrival with standard size double bedThere was no hot water to the bathroom sink at all and the shower was luke warm at best - when brought to attention at reception i was advised that disabled rooms do not have hot water - i find this to be totally unacceptable - would not recommend staying here at all - appalling attitude !!!!!!!!!!

Liked: It was clean and tidy and easy to get to and there’s a large garage next door if you fancy goodies,food,drinks etc but a little expensive,food was ok but a limited menu as is the breakfast nevertheless it was ok for us
Disliked: It’s out of the way of everything if that’s a problem to some travellers and parking fees,we was there and it cost us £32 I’m sure like other guests they too would think it should be in the price of the stay oh and us personally didn’t like the sausages in the morning
