Good for a central Edinburgh...

Liked: Great location. Walking distance to all main Edinburgh attractions. Very clean and tastefully decorated. Friendly helpful staff. Good sized triple room easily accommodated 3 adults. Good breakfast at the restaurant across the road. Great base for an Edinburgh fringe visit
Disliked: Our room was at the front of the hotel and as there is no double glazing to the windows it was noisy due to nearby bars and traffic on the street outside. Although breakfast was very good service was slow. Would definitely stay again but request a room at the back of the hotel.

Liked: We had a great stay at Frederick House Hotel in Edinburgh. The room was a comfortable size for three adults, with beds that were surprisingly comfortable and well-suited for our group. The location was excellent—right between New Town and Old Town, making it easy to explore the city on foot, with plenty of food options and major attractions nearby. The front desk staff were friendly and very helpful, especially when assisting with our luggage after check-out. Despite visiting during the busy Fringe Festival and the Royal Edinburgh Military Tattoo, we found the hotel to be quiet at night, allowing for a good sleep. Overall, a solid mid-range option in a fantastic location—great for groups travelling together.

Liked: An easy walk to both Old and New Town as well as the train station. Bathroom was fantastic. Staff were very friendly and accommodating. Appreciated the luggage store.

Liked: Staff very nice. Location great.
Disliked: Very expensive. Noisy room, some sort of engine running outside window had to close window, no air con... . Shower didn't work, moved to another room. Staff were really nice. Breakfast off site. No bar, no restaurant or even ice on site. Could get water. Disappointed given the cost. That said where we had breakfast was really good

Exceptional

Liked: Location is within the city centre. A few minutes walk to the train station. Lots of shops and restaurants nearby. The room and the bathroom are clean. With complimentary tea and coffee. There’s hairdryer, iron and fan. I travelled solo but the room is quite spacious enough for two.
Disliked: The overhead shower. I prefer the movable handheld ones but that’s just me, and it didn’t really affect the comfort of my stay.
