The Spotlight on Edinburgh House Hotel - B&B

Affordable, laid-back base for exploring Edinburgh's music scene

Modern comfort meets budget-friendly charm at Edinburgh House Hotel - B&B, tucked away on a residential street just off Leith Walk. This relaxed hotel is less than 1.5 miles from Edinburgh Waverley Rail Station and the bustling city centre, making it a smart pick for concert-goers who want convenience without the crowds. Rooms come with private bathrooms, TVs, and tea and coffee-making facilities—just what you need for a comfy night's rest after the encore.

Why Concert-goers love it

Thanks to its quiet location and proximity to key transport routes, this hotel is ideal for music fans looking to get to venues quickly and recover in peace. With frequent buses into the city centre taking under 10 minutes and late check-in from 15:00, you can roll in stress-free even if you're arriving close to showtime. The peaceful setting means you're away from the late-night noise but still super close to the action.

Who this Hotel is great for

  • Groups of friends looking for affordable rooms near the city
  • Solo travelers catching a must-see gig
  • Couples planning a music-filled weekend
  • Fans needing a quiet place to recharge post-show
  • Budget-conscious concert-goers who still want private en-suites

Food and Drink Options

While the hotel doesn't offer late-night dining or a bar on-site, there are plenty of cafés, pubs, and takeaways along Leith Walk, just a short walk away. Grab a bite before or after the show without going far. Breakfast isn’t included, but there are local spots nearby where you can fuel up after a late night.

Nightlife Options

You're just minutes from some of Edinburgh’s best pubs and live music venues. Whether you’re heading to a gig or just want to soak up the city’s atmosphere, you’ve got bars, lounges, and clubs within easy reach. While there's no bar on-site, the hotel's location gives you loads of options without the noise at bedtime.

What People Say

Guests love the great value for money and quiet setting, especially given how close it is to central Edinburgh. Many reviews highlight the hotel’s clean rooms, friendly staff, and the convenience of nearby transport links. It’s not flashy, but it delivers where it counts.

Areas for Improvement

The hotel is a bit basic in decor and doesn’t offer extras like breakfast or a bar. Rooms can feel a little dated, and some guests mention the early 10:00 check-out time as a downside after a late night. But if you're here for the music, it’s a solid base.

The Bottom Line

If you're after a quiet, affordable place to crash that's close to both the city centre and top venues, Edinburgh House Hotel - B&B hits the right notes.

Hotel cashing in on Edinburgh...

Liked: The bed was firm
Disliked: Very expensive for what it was. Decor tired and needed to be refurbished. Concerned that there were no staff overnight? Concerned that our room key opened the street door, did all the rooms have the same key? Bathroom was like a sauna, no blind to close against the sun. Blackout curtains could not be closed completely and no net curtains for privacy.

More like a hostel than...

Liked: The cleanliness was good in the bathroom. The beds were made neatly. It was a large room as we swapped with our friend who was on her own.
Disliked: The room was tired. The wallpaper must have been up for many years and there were tears etc in it. The wifi was unreliable, and the TV aeriel didn’t work on the first night. The room was on the ground floor, so lots of noise, but no sign anywhere to say to be quiet at night as people were sleeping. Apparently the key to the room also opened the front door, so we then wondered if each room key opened everybody’s doors also? There were no signs to hang out to request the room isn’t cleaned, and as there was rarely someone on reception to tell, it meant we had no choice but to have our room cleaned. We didn’t want anyone in our room at all as we were only there a couple of nights. Our “curtains” were enormous awkward and very very old shutters, with a big bar across, which were tricky to close. Also the gap that was in the shower when the door was slid across was only around 35-40 cm, which could be difficult to get in and out of for a lot of people. The furniture was very old, and there was nowhere to put the cases to sort them out - only the beds themselves. It seemed odd in a large room that they hadn’t thought of that.

Pictures very misleading, decor is...

Liked: Location was good
Disliked: Decor very dated and in poor condition. Grout missing in tiles, mould in shower, stains and messy work patches in walls, wood peeling on units. Room was up two flights of stairs (1 very steep) You could hear other guests through walls.

Liked: Very comfortable mattress. The two windows inside the room allowed a nice air circulation which was much appreciated
Disliked: The shower drain was slow

Did the job but I...

Liked: Easy to get to city centre on foot or by tram
Disliked: Tired and drab, tiny room, shower handle fell off. It was the cheapest I could find during Fringe and Oasis weekend, I knew I was overpaying, but in normal circumstances I'd have been disappointed at a third of the price, it's just not a nice place.
