The Spotlight on Edinburgh House Hotel - B&B

Affordable, laid-back base for exploring Edinburgh's music scene

Modern comfort meets budget-friendly charm at Edinburgh House Hotel - B&B, tucked away on a residential street just off Leith Walk. This relaxed hotel is less than 1.5 miles from Edinburgh Waverley Rail Station and the bustling city centre, making it a smart pick for concert-goers who want convenience without the crowds. Rooms come with private bathrooms, TVs, and tea and coffee-making facilities—just what you need for a comfy night's rest after the encore.

Why Concert-goers love it

Thanks to its quiet location and proximity to key transport routes, this hotel is ideal for music fans looking to get to venues quickly and recover in peace. With frequent buses into the city centre taking under 10 minutes and late check-in from 15:00, you can roll in stress-free even if you're arriving close to showtime. The peaceful setting means you're away from the late-night noise but still super close to the action.

Who this Hotel is great for

  • Groups of friends looking for affordable rooms near the city
  • Solo travelers catching a must-see gig
  • Couples planning a music-filled weekend
  • Fans needing a quiet place to recharge post-show
  • Budget-conscious concert-goers who still want private en-suites

Food and Drink Options

While the hotel doesn't offer late-night dining or a bar on-site, there are plenty of cafés, pubs, and takeaways along Leith Walk, just a short walk away. Grab a bite before or after the show without going far. Breakfast isn’t included, but there are local spots nearby where you can fuel up after a late night.

Nightlife Options

You're just minutes from some of Edinburgh’s best pubs and live music venues. Whether you’re heading to a gig or just want to soak up the city’s atmosphere, you’ve got bars, lounges, and clubs within easy reach. While there's no bar on-site, the hotel's location gives you loads of options without the noise at bedtime.

What People Say

Guests love the great value for money and quiet setting, especially given how close it is to central Edinburgh. Many reviews highlight the hotel’s clean rooms, friendly staff, and the convenience of nearby transport links. It’s not flashy, but it delivers where it counts.

Areas for Improvement

The hotel is a bit basic in decor and doesn’t offer extras like breakfast or a bar. Rooms can feel a little dated, and some guests mention the early 10:00 check-out time as a downside after a late night. But if you're here for the music, it’s a solid base.

The Bottom Line

If you're after a quiet, affordable place to crash that's close to both the city centre and top venues, Edinburgh House Hotel - B&B hits the right notes.

terrible, would have left early,...

Liked: location, proximity to bus, tram etc was good.that is the only good point of this accomodation
Disliked: the rooms were in horrible disrepair, we had 2 rooms, 1 was supposedly renovated. old carpets- didn't want to walk without shoes on. we could feel every spring in the mattress that was supported on plywood base, curtain stained & held onto rod with pins, bathroom so small you have to turn sideways & tuck your knees under the mini sink to sit on the toilet, protruding towel rack hung over toilet, room door did not lock properly, looked like it had been pried open at some time.the reception was a tiny cubbyhole, host was young man with limited English, he shuffled papers, looked at his computor & finally called 2 people off site to figure out which 2 rms to assign us. 1 was avail, the other had renovation going on so 2nd room was a tiny attic room. intermittent WiFi, poor TV, very little water pressure in mini shower- no hot water. none of amenities advertized- no food option. no staff available in late evening. no soundproofing- could hear guests at all hours. staff indicated most guests are long term, most students

Disappointing - 2.0 out of 5

Thin walls, hard to sleep.

Liked: The location was really good, well connected with buses and a 20 min walk from the central station.
Disliked: The main issue is that we found it very hard to sleep due to noise. After the first three nights, we asked to be changed to another room, since we were initially on the ground floor next to the reception and main entrance, and people would queue outside our door to check in, making it very loud way past midnight. It got slightly better on the second floor, but the staff was very loud when cleaning in the morning, and we would hear doors slamming all the time, starting at around 7 am. The very thin walls didn't help, since every time a door was slammed, our bed would shake. Additionally, the wifi was really poor, it would disconnect all the time, to the point where it was impossible to use even the smart TV they provided in the room. On a positive note, the staff was helpful when we first complained and moved us to another room right away, but the noise issue wasn't really resolved, and sleep is the number one priority in a hotel.
