Simple place to stay with...
Liked: We enjoyed a cooked breakfast every morning. The staff was very nice and we enjoyed a brief chat. Being provided instructions on how to get to the hotel prior to arriving was helpful.

Good location.needs some attention
Liked: Good communication from Duncan. Free parking. Easy bus route to city centre.
Disliked: I didn't realise our bathroom wasn't ensuite (even though I found this later in the hotel description). We had to cross the hall, put in a 6-digit code and use two hands to open the bathroom and bedrooms doors. Not easy when carrying toiletries or in the middle of the night. The room needs new bedding and pillows, and a blind that blocks out the street light. I struggled to sleep.

Would not come back
Liked: The breakfast was decent
Disliked: There was no handles on the windows so you couldn’t open them. It was super hot and stuffy so it would have been nice to open them.I asked them about how to open the windows and they said use the handles… but well.. there was none. Also comforter was pretty gross and dirty. We were kept awake almost all night from the neighbors going in and out of their rooms and the door key beebing.

Basic B&B. Bit pricey.
Liked: We got there early, so managed to park in the last of the two parking spots available. It's always a bonus to have free parking. The location is about 1 mile out of Edinburgh centre.Staff were available by phone and were helpful. There were free toiletries and tea/coffee making facilities in the room.
Disliked: The interior was basic and needs modernising. The plastic coating on the banister has lifted and is warped, so it catches your fingers/clothing. The bed was very low and difficult to get out of, especially with the attic ceiling above you. The towels were thin and well worn. Everything has been done on the cheap.Breakfast had no menu. There was toast and cereal available. After that it was a cooked breakfast, or not. No choice in how you like your eggs cooked, no tomatoes, no mushrooms, no black pudding and cheap sausages. One rasher of thin, overcooked bacon. The breakfast table had crumbs on it, where the previous diners had eaten and it had not been wiped.Overpriced for what you get. We wouldn't stay here again.

Pleasant
Liked: Friendly staff and accommodating. Clean room.
Disliked: Could be more clear about parking which is limited and is in an area where you can’t off street park.
