Love Edinburgh and would stay...

Liked: I loved the room. It was perfect with all the necessary single comfortable bed and nice big tall window and can open for fresh air, table and chair, tv with remote, racks for placing your suitcase/back pack, hanger racks for clothes, mirror on wall, bathroom great hot shower and provided toiletries, hairdryer provided which I dont use anyway. Loved the paintings on the wall. Unfortunately, I missed breakfast due to leaving before 8am. Location of the room was great and loved the walk up to centre of Edinburgh night life bars and restaurants and sights and shops.
Disliked: Nothing but that I wished it was more than one night I stayed.

Pleasant stay in a great...

Liked: The room was clean and well presented. The breakfast was enjoyable and included hot food. The staff on site were friendly and helpful. The bed was comfortable. There is a bus stop almost directly across the street which has several bus routes that take you directly into Princes Street. The buses are frequently and get into the city in about 15 minutes. The guesthouse is also close to restaurants and other services of interest. There is a limited number of car parks available on the property for parking (noting that there is no parking available on the street, as it is a main road). I was able to leave my luggage at the property for a few hours while I did other activities, and that was greatly appreciated. The water in the shower was nice and hot. There are toiletries in the bathroom.
Disliked: The stairs were troublesome for me and I was given a room on the top floor. Like most accommodation in Scotland, the older buildings do not have a lift (and can't be retrofitted with one), so the stairs are the only option. If you have mobility issues, the stairs will be problematic. Also, there was no fan in the room, and there's no air conditioning. The window only opens a little bit, so the flow of fresh air into the room is limited. I was hot during the night, which made it slightly uncomfortable for a solid sleep.

Won't return

Liked: Duncan is a very friendly host and we had a warm welcome.The Guest house is well located for visiting Edinburgh.
Disliked: All in all it wasn't as good as expected. The worst bit was the breakfast. Bad quality, cold food, little choices. Not even the coffee was drinkable. It was a pity. Even more so because Duncan had been so nice.

Liked: Location was great for our needs. Breakfast was excellent. Mei was very helpfull.
Disliked: Nothing we didn't like but the decor and bedding and towels were a little tired.

Liked: The location, around a 20 min walk into the city centre
Disliked: The building as a whole is very run down, inside and out. We were staying on the top floor on a weekend when it was very warm. The heat in the bedroom was absolutely unbearable and there were no fans available despite sending a message to the host.The accommodation is like student accommodation, extremely basic. The bedding was faded and the cushions very bobbly. There were cracks all over the walls and unfinished diy. The walls were marked and dirty. There was mould in the shower.The breakfast room was very tired and not clean. There was unnecessary clutter collecting dust. The lady who was in charge of breakfast was very pleasant and replenished the food that had already run out when we arrived halfway through the specified breakfast time.
