Exceptional
Liked: Very friendly staff, really good sized room and bathroom, fantastic hospitality. Very cute cat

Needs work and a upgraded...
Liked: The stand in host was very helpful and polite, and the breakfast was good.
Disliked: The property is accessed via a direct left turn off the A1 Southbound / Carriageway crossing Northbound, not easy. We arrived in the pouring rain, and had to phone the owner to get someone to let us in. The property is quite large imagine 'Button House, if you've watched Ghosts. We were shown to our allocated room, but the shower didn't work and the hot water ran cold within a couple of minutes. the central heating wasn't on, assume this was due to cost, and had standalone electric heaters instead. The stand in host then showed us to other rooms, seems we were the only booking that night, and ended up in what seemed to be a self contained apartment with two single and one double bed. Everywhere needed a real good clean, there were dead flies on the floor of the bathroom. We knew the property was close to the A1 but it really needs investment especially modern windows to drown out the traffic noise. We understand the owners are quite eldery, but if they are serious about running it as a B&B, some serious money needs to be spent on it, which may not be practical given the buildings age. Obviously before the A1 became what it is, it was probably a first class coaching inn. We understand the owners were away due to family emergency, and Monica the stand in host, was as helpful as she could be in the circumstances. Luckily we were only there one night as a pit stop, it's a shame as we understand it used to be a hotel until recently, it could be so much more, we understand it's been withdrawn from Booking.com, which isn't surprising.

Value for money , just...
Liked: The beds were really really comfy , the room had 2 double beds in
Disliked: Room needs new windows , they wouldn’t shut properly so u could hear the traffic from the A1 all night long . Even with ear defenders inserted into ears u could still hear the traffic

Liked: Charming renovated coach house, a very pleasant stay.Every room is full of character, many original features still remaining adding to the character of the building.
Disliked: Nothing to dislike.

Liked: A fine old country house, very welcoming hosts, lovely generous breakfast. Very spacious and comfortable room. Shower worked, if a little underpowered! (Some sachets of shower gel or similar would be appreciated) . Amazing location right on the A1. Folks with good hearing (therefore not me) might find traffic noise an issue but I slept soundly. Outstanding value.
Disliked: For the forgetful traveller, some shower gel sachets would be excellent.
