Liked: bed comfortable, pool room good
Disliked: it would have been good to have breakfast provided and a bathmat on the floor, and teaspoons & saucer on the tea tray

Liked: It is a good location & has parking at the back. I was in a converted stable room at the back too so it was quiet. The bed was comfy & towels were clean.
Disliked: I appreciate that the building & outbuildings are listed, so there are limited improvements that can be made structurely but it could do with some TLC to clean it up a bit, new curtains or repair what is there,, clean the carpets etc. I could barely close the windows or the door, not quite sure why. The room & pub did not smell good.

Good

Liked: Great place to stay pretty much slap bang in the centre of Newbury town. Free parking behind. Rooms to a fair standard, not particular luxurious but absolutely perfect for a one/2 nights stay, has all the amenities you need. Staff very friendly, extremely good value for money.

AWFUL-ly good value for money.

Liked: Great location. Free parking on site was amazing. Easy to walk into town and to Newbury Racecourse. Good value for money despite my negative comments.
Disliked: The bed is uncomfortable - you feel every spring. The sheets had tears/marks on them and the size of the cobweb in the window were record-breaking. Mould in the bathroom and the room was generally a bit grubby. The carpet is that bad that you need to wipe your feet on the way out.

Liked: Location was ok
Disliked: Rooms were very hot and basic. Bathrooms need updating; stained sinks and toilets from limescale/water. Bedding clean but didn't smell very nice. Kitchen was closed during our visit and seems to be a regular thing. Not worth the money, very basic.
