Beautiful location, but a deeply...

Liked: The location is excellent. The hotel sits right by the river with lovely views, and it's very convenient for visiting the university and the city centre.
Disliked: Our experience at this hotel was unfortunately so negative that we decided to leave a day early. The most serious issues were the (free) WiFi and the noise:WiFi: on the third floor, the signal was so weak that even checking emails was difficult. This is the first hotel I've stayed in where I essentially had no internet access, which felt unacceptable.Noise: each door, ours and our neighbors', closed with a loud bang. Every time someone came or went (which happened several times during the night), the sound was so loud it felt like someone was entering our room. I'm usually a deep sleeper, but I barely slept here. Anyone with light sleep or small children would really struggle. Sound insulation overall was very poor; we could even hear neighbors flipping light switches and making other minor movements. No air conditioning or fan: our room had no air conditioning or fan, which made it especially uncomfortable during a heatwave. There were also several smaller issues: the bathroom was extremely small and lacked a lock, meaning we had to warn others before using it. The shower was cramped, and the toilet flush handle was unscrewed and came loose on first use (though I was able to fix it myself). Additionally, some areas of the room didn't appear to have been properly cleaned (e.g., windows).

We really enjoyed our stay...

Liked: Good position and outlook. Nice sized room.
Disliked: Paintwork from the front entrance and throughout old and chipped all a bit tired especially skirting boards and door frames a tin of paint could have made all the difference. The large bay windows in the bedroom needed cleaning and painting and the high ceilings needed the attention of a long extendable web duster. Short staffed by cleaners meant our room had to be missed. This hotel has all the potential to be beautiful and the staff were perfect, it could easily become 4star with some detailed attention.

If someone likes the typical...

Liked: Continental Breakfast. I missed vegetables, even basic ones like tomato, cucumber. Location very good.
Disliked: No air conditioning, not even a fan. Service was not quite to my liking.

Poor facility & service.

Liked: Nice garden. Clean sheets.
Disliked: The shower room didn't drain smoothly. A cockroach was found in the room. The weather was hot - 30 degrees - there was no air-con in the room and the hotel did not provide a standing fan. The toilet was hard to flush.
