Liked: Nice location, and very kind lady at breakfast
Disliked: Hygiene in batheroom the shower head and blower need some attention

Exceptional

Perfect for a night away

Liked: Quiet area with good local amenities within a 5 minute walk, also the Bus stop a 5 minute walk away. Room perfect for what we needed, just somewhere to get a sleep after a gig/night out. Breakfast was good with a Mixture of hot and cold options.
Disliked: I felt the shower head needed a proper scrub.

Decent location and fine for...

Liked: On a quiet street in a good area, not a far walk into the city. The self check-in process makes arriving and departing very easy. Staff were very friendly.
Disliked: The room, especially the bathroom, could have been much cleaner. The linens/bed were clean, but the walls were quite dirty, and the bathroom felt like it was just casually wiped down before my stay and not fully cleaned. If the property were cleaner and touched up, it would have been a much better stay.

Liked: Nice room, bathroom was lovely. Breakfast was good although a choice of bread would have been welcomed ( only white bread available). Very close to the bus route into the city.

Good place for 1 night,...

Liked: The garden view was great, check in and check out pretty easy. Easy to get from Waverly or city center by bus, but it takes around 30 min walking. The room was okay, a typical room like in any guesthouse. In my opinion, it is overpriced, but I suppose this can be said about any accommodation in Edinburgh. The breakfast was nice though.
Disliked: The room configuration was a bit strange, I would suggest moving the furniture so it has more space. The walls and doors are pretty thin, so you can hear everything that is happening in a common area, but there is nothing that can be done with that.

Superb

Liked: This was my second time with Duncan and it was lovely! After advising that I was vegan Duncan ensured that I had bread and soya milk and even cooked me vegan sausages which I really appreciated
Disliked: There was a slight smell in the bathroom but I put it down to the ventilation which I know can't always be helped. This was a minor thing compared to the overall experience

Not able to open a bedroom window despite hot weather all day so no air
