Clean room in a good...

Liked: I only stayed for one night, but the location was great and the room was clean and as advertised. It's an older building so there are some modern things that they don't have like no elevator or AC but neither of these bothered me. A staff member helped me carry my bags to my room, which was nice. The view out of my room's window out over the city and the river forth was amazing and probably my favorite thing about the room.
Disliked: I like it to be very dark when I sleep and I felt like I had a hard time making it dark enough with the shades provided, but that is a nitpicky thing specific to me.

Exceptional, central location and friendly...

Liked: Brilliant location, staff went above and beyond to make the stay comfortable. From providing Scottish treats on arrival to offering an additional broad range of items and books in cupboards on each floor, 28 York Place was a home away from home.

Great stay!

Liked: Room was very nice and comfortable. The staff at the property were very helpful and friendly, and made the stay comfortable. Close to some great restaurants and the sights.
Disliked: Nothing.

Excellent place. It won’t disappoint!

Liked: Very clean, well maintained, tidy. Comfortable beds, great shower, lovely toiletries. Very convenient location with respect to Waverley train station and bus station, as well as a huge shopping centre just across the road. Friendly and helpful staff. I’ve read other reviews and can see some guests struggled with the temperature in the rooms. I imagine it is rarely as warm as it’s been recently in Edinburgh. Since the hotel being situated in an old townhouse, it is simply not possible to install air conditioning throughout. However, we did have a desk fan and a big floor fan in our room, which was enough to cool us down. At £140 per twin room I was very pleasantly surprised at the value for money. Would definitely highly recommend!
Disliked: I don’t have a single negative thing to say about the place.

Very good

Liked: Great location in the town center, employees were very generous and nice. Employees helped us get our bags up the stairs.
Disliked: No air conditioning, no elevator, so it isn't the best for those with mobility issues or heat-related illnesses. (We did visit during the hot part of the year though.) We were given extremely dirty/dusty fans to use, which was only going to make the room dustier, but at least cooled the room a little. Breakfast was OK, but very expensive for what we got.

Nice hotel in a great...

Liked: Friendly welcome. Great location. They reached out before with some questions which included arrival time. When I told them around 12:30, they said they would try and have the room ready early, which they did. They also had somewhere to store luggage. We also really liked room only, with a simple and sensibly priced simple breakfast option - cereal, toast, fruit. If you wanted more than that, they recommended various local places to go - what a great approach.
Disliked: Very little and would happily stay again. It was 28C, not at all normal for Edinburgh, so the room was very hot. They had popped a small but efficient fan in, which was a godsend.
