The Spotlight on 16 Pilrig Guest House

Quiet Comfort Near the Action in Edinburgh

Modern and welcoming, 16 Pilrig Guest House is a charming bed and breakfast set just a 12-minute walk from the iconic Edinburgh Playhouse. Tucked away on a peaceful street but still within easy reach of the city's bustling music scene, this guest house offers a relaxed, affordable base for concert-goers who want to be close to the action—and enjoy a peaceful night’s sleep after the encore.

With free WiFi, a 24-hour front desk, and daily room service, it's a smart pick for travelers who want convenience without the price tag of a city-centre hotel.

Why Concert-goers love it

Its location is a major win—just over a mile from both Edinburgh Waverley Station and top live music venues. You can walk to your gig and back, making late-night transport a breeze. The area is quieter than the city centre, so you can unwind easily post-show. The 24-hour front desk makes late arrivals or early checkouts hassle-free, and daily room service adds a touch of comfort for longer stays.

Who this Hotel is great for

  • Groups of friends looking for a budget-friendly base
  • Solo travelers heading to a dream concert
  • Couples planning a weekend escape with music in the mix
  • Fans who want a quiet space to crash after the show
  • Budget-conscious music fans who value location and simplicity

Food and Drink Options

While there’s no on-site restaurant, you’ll find plenty of walkable eateries in nearby Leith and New Town. The guest house provides daily room service for light bites, and many local cafés offer breakfast well into the late morning—ideal after a long night out.

Nightlife Options

You're a short stroll from some of Edinburgh’s best pubs, bars, and music lounges. Whether you're into craft cocktails, traditional Scottish pubs, or chill venues with acoustic sets, the area around Broughton Street and Leith Walk has it covered.

What People Say

Guests love the friendly hosts and the clean, comfortable rooms. Reviews often mention the great location for walking to concerts and the value for money. The quiet, residential vibe of the area is a hit with those not looking to party all night.

Areas for Improvement

Rooms are simple and don’t have air conditioning—though that’s rarely an issue in Edinburgh. Some guests noted the 10:00 AM checkout feels a little early after a late night, but the staff are accommodating when possible.

The Bottom Line

A quiet, value-packed guest house that puts you within walking distance of top live music venues—perfect for concert-goers who want location without the late-night noise.

Cute cosy place right in...

Liked: It was such a cute little quiet place to stay but with a great location close to the tram and walkable into the city. We had the room with external bathroom and while it was different than other places we have stayed, it was perfect and so comfortable!
Disliked: There was nothing I didn’t like about it, the external bathroom was just an adjustment but it was perfect for us.

Very poor

Liked: Good location, friendly staff, comfortable bed
Disliked: Air draft thorough the window next to bed (cold!, despite the time of the year), trash can not empty, instead of shampoo hand soap in the shower, very bright light in the bathroom (horrible at night), load fridge in the room.

Passable

Liked: Pretty good location just off Leith Walk, room was basic but clean.
Disliked: Hotel advertises parking but parking is ON STREET and ticketed so extortionate in Edinburgh, also there was none available is had to park miles away.Didn’t do breakfast as it as £12 and the vibe of the place didn’t make me feel this would be good.

Great value and location in...

Liked: Friendly staff and easy check-in. The location is great, just off Leith Walk and a tram stop nearby, so easy access to the airport.
Disliked: It was a bit noisy, our room was at the top of the stairs facing the lobby and enterance, so we heard all of the comings and goings.

Comfortable and convenient

Liked: Nice room, good location
Disliked: Bathroom was private but not en suite. I think that was just the case for the room we booked. Others seemed to be en suite

Unwelcoming, oppressive, over-priced, poor customer...

Liked: Bed was comfortable enough. Ensuite
Disliked: I didn't think this was value for money. It was a guest house, with no one on reception when I arrived (around 7pm). The room was quite oppressive, small and dingy, with weird lights. Tiny ensuite - all for £140 a night! Breakfast was extra - £12 - and quite sorry looking. Cooked version only offered bacon, tomatoes and scrambled egg, none of which looked very appetising. The person serving failed to communicate what to do - myself and another guest who was equally confused were left sitting there thinking we would be served, until the other guest asked if we should just help ourselves. Dreadful communication skills. At which point I walked out to get a better valued cooked breakfast elsewhere.
