Cute cosy place right in...
Liked: It was such a cute little quiet place to stay but with a great location close to the tram and walkable into the city. We had the room with external bathroom and while it was different than other places we have stayed, it was perfect and so comfortable!
Disliked: There was nothing I didn’t like about it, the external bathroom was just an adjustment but it was perfect for us.

Very poor
Liked: Good location, friendly staff, comfortable bed
Disliked: Air draft thorough the window next to bed (cold!, despite the time of the year), trash can not empty, instead of shampoo hand soap in the shower, very bright light in the bathroom (horrible at night), load fridge in the room.

Passable
Liked: Pretty good location just off Leith Walk, room was basic but clean.
Disliked: Hotel advertises parking but parking is ON STREET and ticketed so extortionate in Edinburgh, also there was none available is had to park miles away.Didn’t do breakfast as it as £12 and the vibe of the place didn’t make me feel this would be good.

Great value and location in...
Liked: Friendly staff and easy check-in. The location is great, just off Leith Walk and a tram stop nearby, so easy access to the airport.
Disliked: It was a bit noisy, our room was at the top of the stairs facing the lobby and enterance, so we heard all of the comings and goings.

Comfortable and convenient
Liked: Nice room, good location
Disliked: Bathroom was private but not en suite. I think that was just the case for the room we booked. Others seemed to be en suite

Unwelcoming, oppressive, over-priced, poor customer...
Liked: Bed was comfortable enough. Ensuite
Disliked: I didn't think this was value for money. It was a guest house, with no one on reception when I arrived (around 7pm). The room was quite oppressive, small and dingy, with weird lights. Tiny ensuite - all for £140 a night! Breakfast was extra - £12 - and quite sorry looking. Cooked version only offered bacon, tomatoes and scrambled egg, none of which looked very appetising. The person serving failed to communicate what to do - myself and another guest who was equally confused were left sitting there thinking we would be served, until the other guest asked if we should just help ourselves. Dreadful communication skills. At which point I walked out to get a better valued cooked breakfast elsewhere.
