Liked: Despite the dirty and run-down exterior, the room seemed to have been updated fairly recently. It was clean. It was fine in a pinch.
Disliked: The outside of this hotel is a complete dump. Trash in the parking lot, outdated and decrepit exterior, and simply nasty. The lobby smelled like weed and once I got beyond that smell, it reeked of cigarette smoke even though it is a smoke-free facility. The room next to me was bizarre - the door was ajar every time I passed by with a sign "Do not knock". What was that? The TV was on inside. So odd. I double locked my door overnight. Honestly, if they took some time to pick up trash outside and plant some flowers (and do something about the smoke smell), it wouldn't be that terrible.

Disappointing

Liked: room was cleaned and the staff was nice.
Disliked: it smelled like cigarettes and weed. the lobby , front of the building and front desk was not clean. I felt like some of the rooms people lived in them. i did not feel safe. people hanging around the front of the building and sitting in cars.

Liked: Very large and clean room, facilities are old but fortunately they do work...Staff are very friendly and warm
Disliked: the property only provide breakfast bars, though it was not bad

Liked: The location is close to ithaca. The staff is very nice.
Disliked: The room was not clean and I have made a reservation with breakfast but it was not there. The owner of the hotel does not want to provide it anymore. Really?? The hotel really needs maintenance.

Liked: The staff was courteous and helpful given the circumstances and the facilities available at their disposal.
Disliked: The corridors smelled of weed. Common areas were badly maintained. Rooms were dark, not enough lighting. The tub drain was slow to emptying. Hair dryer and room telephone did not work. Two couples were arguing and fighting in the corridors throughout the night and kept all of us awake. Worst hotel experience ever. Will not recommend nor patronize this hotel ever again.

Disliked: I did not like the fact that i did my booking the same day of the arrival (after 3.00 p.m.). Then something happened to my guest and was forced to postpone his arrival. Then within 2 hours I informed the property about that and they absolutely ignored me. I took a message from Booking.com that they even ignored Booking.com when they sent a message. Not only the charged me even if I wanted to cancel my reservation right after I made it (I accept that this is in their policies), but they did not even respond to the messages.
