sweet spot in TriBeCa for...

Liked: Staff are SO lovely. Bar is super cool. Included breakfast next door is lovely (except they don't open early, so you can't rely on them for morning coffee)
Disliked: room was small, but not surprisingly so. there was no room for hanging clothes in the "closet" so that could be a deal breaker for some.

Great location, but don't bother...

Liked: Cosy room, excellent location and a small but well-equipped gym
Disliked: Breakfast is dreadful - a tiny array of continental food in the restaurant next door. By day 2 we skipped it even though it was included
